Maintenance Technician Job Summary:
The Maintenance Technician is responsible for completing work orders, repairs, renovations, unit turnovers, and on-call emergencies. This position supports the Lead Maintenance Technician and Community Manager in carrying out maintenance programs, policies, procedures, and preventive maintenance initiatives to ensure the community is well maintained and operating efficiently.
Essential Job Functions:
Work Orders and Repairs
Complete resident work orders and repairs promptly and efficiently.
Estimate time, materials, and scope of repairs when needed.
Respond to maintenance needs across multiple disciplines (HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, drywall, pools, spas, water features, trash management).
Respond to resident requests in a timely and professional manner, providing excellent customer service.
Oversee and coordinate work performed by outside contractors when required.
Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
Perform all other duties as assigned.
Preventative Maintenance
Perform routine preventive maintenance to preserve equipment and facilities.
Maintain adequate inventory of materials, supplies, and tools.
Assist in organizing and performing general duties, preventive maintenance, and repairs consistent with TAM Residential’s operating and safety standards.
Unit Turns
Thoroughly inspect vacated apartments, document required renovations and re‑inspect completed units to ensure quality and superior presentation.
Restore apartments to “make‑ready” status.
Safety
Inspect community grounds and buildings to ensure safety standards are met and identify necessary projects.
Promote safe work practices among the on‑site team.
Skills & Abilities:
Knowledge of building systems: HVAC, plumbing, electrical, carpentry, appliance repair, general construction.
Ability to read technical manuals and safety instructions.
Proficiency using hand and power tools safely and effectively.
Knowledge of preventive maintenance programs and property inspection procedures.
Basic computer skills for completing work orders, tracking inventory and communicating with vendors.
Professional customer service mindset handling resident concerns.
Ability to assess maintenance issues and determine appropriate solutions.
Follow written and verbal instructions.
Prioritize tasks and manage time effectively.
Clear communication with residents, vendors, and team members.
Maintain a valid driver’s license, acceptable driving record, and current auto insurance if a vehicle or golf cart is required.
Qualifications:
Previous experience in apartment maintenance.
HVAC certification required.
CPO certification is a plus.
Proficiency with maintenance tools, equipment, and repair techniques.
Ability to manage a physical workload safely and effectively.
Strong attention to detail and ability to meet deadlines.
Working Conditions:
Work performed indoors and outdoors in all weather conditions.
Exposure to dust, chemicals, paint fumes, cleaning agents, etc. (PPE provided).
Regular exposure to mechanical and electrical equipment.
Frequent need to respond to emergency requests (evenings, weekends, holidays).
On‑call rotations may be required.
Work in occupied apartments, vacant units, common areas, building exteriors.
Possibility to deal with upset or dissatisfied residents requiring conflict‑resolution skills.
Physical Demands:
Frequently stand, walk, bend, stoop, climb stairs, reach overhead.
Lift, carry, push, pull objects up to 50 pounds (assistance for heavier).
Manual dexterity operating tools, equipment, machinery.
Use ladders and work from heights as required.
Access confined spaces, mechanical rooms, crawl spaces.
Visual acuity reading manuals and work orders.
Hear alarms, unusual noises, communicate effectively.
