Construction Superintendent

Job Summary
The Superintendent oversees all phases of a construction project. The Construction Superintendent prepares work schedules and assignments, communicates, and enforces safety procedures and site rules.
Reports To The Superintendent reports to the Field Operations Coordinator and Project Executive as determined by the organizational structure of the project team.
Duties/Responsibilities
Provide leadership, guidance, and oversight of the day-to-day field activities.
Prepare, update, and monitor project schedule from preliminary design to project close out.
Develop timelines and critical path scheduling.
Track durations and ensure procedures regarding delays in construction are followed.
Track subcontract completions, submittals and lead times; and coordinate with Project Manager to ensure Project Manager work does not delay field activities.
Assist in the coordination and timing of material submittals and deliveries.
Update schedules no less than weekly.
The Superintendent must create the three weeks look ahead schedule and submit this look ahead to the project team and the Field Operations Coordinator or Supervisor every Friday. In addition, the Superintendent must schedule weekly subcontractor meetings and effectively report schedules and meetings to the project team.
The Superintendent must monitor the actual versus required performance of subcontractors and coordinate with the Project Manager to issue written notice for any and all non-compliant issues.
Attempt to resolve vendor/subcontractor issues by utilizing the drawings, scopes, and contract.
Be thoroughly familiar with the requirements of Contract Plans and Specifications, Contract Agreements, and Purchase Agreements, thereby identifying changes, conflicts, etc., that are beyond the scope of responsibility.
Provide the Project Manager with written notice of any issues including but not limited to noncompliant subcontractors or vendors, issues with contracts, scope of work, specifications, change orders, schedules, etc.
Assist Field Operations Coordinator or Supervisor in the job trailer set up including safety, security, plans, submittals, and schedules.
The Superintendent must check for accuracy, and ensure the transmission of any required reporting including but not limited to: daily job logs, SWP3 log, Davis Bacon compliance, schedule updates, etc.
The Superintendent must inspect and monitor all work being performed daily to assure compliance with quality, drawings, submittals, and scope of work.
Identify subcontractor non-compliance with safety, health, and environmental quality standards.
Communicate with the project team regarding ASI’s, RFI’s, and material submittals.
Schedule, monitor, and train site personnel.
Ensure noncompliant work is monitored, scheduled, and remediated. Coordinate architect walks and unit turnover.
Assist in the development of NCI and punch lists and the successful completion thereof.
Evaluate current processes and procedures and recommend changes to improve the efficiency of planning and scheduling projects.
Attend kickoff and turnover meetings for all projects to ensure operations understands all requirements of the project.
Attend Department meetings, as required.
Work with the Field Operations Coordinator or Supervisor to obtain feedback.
Ensure that the job site and building is always in a clean and organized manner.
Perform other job duties, as assigned.
Education and Experience
Minimum of High School Diploma or equivalent work experience in Construction required.
Associate’s or bachelor's degree in construction management preferred or equivalent experience in Construction.
8-10 years of Construction experience required. Shorter work experience will be considered.
Must possess OSHA certification or be willing to obtain all mandated certifications.

Ability to make intelligent and quick decisions to effectively resolve problems.
Physical Requirements
Must be able to lift up to fifty pounds at a time.
Exposure to characteristic construction site dangers.
Must be able to access and inspect all areas of job site in all types of weather.
Must possess a valid driver’s license and insurance.
