Job: Maintenance Technician
Location: Grand Forks, ND
Status: Full-Time, Non-Exempt, Hourly (Eligible for Overtime)
Wage: $20–$23 per hour, commensurate with experience
Schedule: Monday–Thursday, 8:00 AM–5:00 PM (½ hour lunch)
Friday, 8:00 AM–2:30 PM (½ hour lunch)
On-Call: Required on a rotating basis (with on-call premium pay)

Position Summary Under the supervision of the Maintenance Management Team, the Maintenance Technician is responsible for performing a wide variety of maintenance and repair tasks across Grand Forks Housing Authority (GFHA) properties. This position ensures all facilities are safe, sanitary, and visually appealing for residents, staff, and visitors. Work is performed in compliance with GFHA policies and federal, state, and local regulations.
Essential Duties and Responsibilities
Perform preventative and corrective maintenance tasks across GFHA properties
Inspect and maintain mechanical equipment (e.g., motors, pumps, switches)
Perform repairs and renovations to units between occupancies to ensure readiness
Conduct regular maintenance checks in common areas to identify safety concerns
Complete maintenance work orders accurately and in a timely manner
Maintain grounds, landscaping, and overall curb appeal; pick up litter as necessary
Identify and report maintenance, safety, and security deficiencies
Operate hand tools, power tools, and maintenance equipment
Utilize a computer and mobile phone to manage work orders and communication
Participate in a rotating on-call schedule and work overtime as required
Perform other related duties as assigned by the Maintenance Management Team
Minimum Qualifications Education & Experience
High School Diploma or GED required
Minimum of 1 year of experience in building maintenance or related field
Experience with minor plumbing, carpentry, electrical, drywall, painting, HVAC, and appliance repair
Skills & Abilities
Mechanical aptitude and ability to troubleshoot and perform hands-on repairs
Ability to work independently and as part of a team
Strong organizational and time management skills
Effective oral and written communication
Ability to interact respectfully with people of diverse social, economic, and ethnic backgrounds
Basic computer and mobile device proficiency for work order systems
Certifications & Licenses
Valid driver’s license with a clean driving record
Working Conditions Environmental Conditions
Work performed indoors and outdoors in various weather conditions
Regular travel between properties
Potential exposure to maintenance-related hazards and transmittable diseases
Physical Requirements
Ability to lift and carry up to 75 lbs
Frequent bending, stooping, walking, climbing ladders (up to 12 feet), and manual labor
Capability to operate snow removal and lawn maintenance equipment
Additional Information
