Maintenance Technician

Job Description The Maintenance Technician reports to the Maintenance Supervisor and assists with all maintenance needs, appearance, and service requests. On call and weekend availability required.
Responsibilities
Maintain positive resident relations through superior service.
Inspect grounds, buildings, and community features to identify and correct hazardous conditions and maintain exceptional property appearance.
Fulfill resident service requests in accordance with HRA policy while maintaining superior customer service.
Monitor service request turnaround time and responsiveness.
Perform unit inspections for move‑in readiness and make‑ready processes.
Perform other turn‑related duties as assigned.
Lifts and works with heavy equipment as needed.
Promptly report any safety or maintenance concerns to the Maintenance Supervisor.
Participate in daily operations of the property.
Perform general maintenance and repairs for assigned equipment and facilities (plumbing, electrical, carpentry, HVAC).
Assist with in‑house and capital projects as assigned.
Maintain preventative maintenance program.
Perform maintenance callbacks of assigned service requests.
Maintain well‑organized maintenance shop adhering to safety standards and OSHA guidelines.
Ensure consistency in dealing with residents on all matters.
Perform after‑hour and/or weekend “on call” duties as assigned.
Qualifications
High school diploma or equivalent required.
Minimum 1 year maintenance experience required.
Experience with plumbing, electrical, and HVAC preferred.
HVAC certification preferred.
Mechanical background preferred.
Good organizational and people skills.
Knowledge of general carpentry and repair.
Must be able to lift and work with heavy equipment.
Ability to use hand tools and power tools.
Valid driver’s license, good driving record, and proof of insurance required.
A passion to serve residents, parents, vendors, and colleagues.
