Maintenance Supervisor Job Summary We are seeking an experienced Maintenance Supervisor to oversee daily maintenance operations for a residential property portfolio. This role is responsible for supervising maintenance staff, coordinating repairs, ensuring code compliance, and maintaining the overall condition and safety of the properties.
Key Responsibilities
Supervise and lead maintenance technicians and vendors
Assign, track, and complete work orders in a timely manner
Perform hands‑on maintenance and repairs as needed
Ensure properties comply with local, state, and housing authority requirements
Conduct routine inspections of units, common areas, and grounds
Coordinate preventative maintenance programs
Manage inventory, tools, and maintenance supplies
Respond to emergency maintenance issues after hours when required
Work closely with property management to address resident concerns
Maintain accurate records, invoices, and documentation
Required Qualifications
3+ years of residential maintenance experience
1+ year of supervisory or lead maintenance experience preferred
Strong knowledge of plumbing, electrical, HVAC, carpentry, and general repairs
Ability to read work orders, schedules, and basic reports
Valid driver’s license and reliable transportation
Strong communication and organizational skills
Preferred Qualifications
Experience with multi‑family or scattered‑site properties
Knowledge of HUD, affordable housing, or inspection requirements
HVAC certification a plus
Physical Requirements
Ability to lift up to 50 lbs
Ability to climb stairs, ladders, and work in various weather conditions
