Job Summary We are looking for a hardworking individual who is looking to advance their career in maintenance services with a fast‑growing company. Service Managers are accountable for a team of Technicians and the maintenance and administrative operations of the property. The Service Manager responsibilities include fixing and troubleshooting equipment, completing unit turns, and assisting the community and your team in maintaining the highest standard of customer service.
Essential Job Functions
Ensure all service requests and repairs are made correctly and in a timely manner
Maintain cleanliness of exterior buildings and parking areas
Vendor management and other duties
Perform routine maintenance and inspections of equipment
Maintain an organized, clean and safe work area
Monitor inventory of parts and supplies are at appropriate levels
Ensure adherence to the company's safety and hazard communications programs, policies, and procedures
Maintain superior customer service with residents
Communicate effectively and professionally with residents, fellow associates, vendors, and supervisors
Work with the Maintenance team to maintain and implement an effective preventative maintenance program
Assists property manager in creation and achievement of budgeted expectations
Responsible for the training and development of property technicians on all property systems
Ensure all building emergencies are handled in a timely manner
Attend and participate in technical training programs to maintain personal skill level
Perform other tasks or duties as assigned
Education and Experience
5 or more years of experience in maintenance service for residential communities, other building maintenance or related trade is required
EPA certification Type I and II is required
CPO certification is required
Use of general maintenance equipment is required, including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
Renovation experience is preferred
A valid Driver’s License and reliable transportation may be required based upon specific property needs
Who We Are Looking For
Well organized, detail oriented and efficient
Ability to meet deadlines which may include late hours and weekends as needed
Ability to respond to on‑call, after‑hour emergency service; on‑call staff required to live within a minimum distance to the community for efficient response time
Ability to manage maintenance operations using property management software
Excellent written and verbal communication skills
Must be highly motivated and able to work independently
Ability to prioritize and multi‑task
Physical Requirements
Hands‑on repair and maintenance work constitute majority of time and duties
Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
