The Role You’ll own end-to-end property management operations for our entire portfolio. This means protecting investor capital, delivering predictable NOI, and driving leasing strategy and execution. You’ll lead a local and remote team (Assistant Property Manager and Property Accountant) plus a vendor network, while personally handling key in-person operations.
This role is ideal for a proactive, tech-savvy operator who thinks like an owner. You work independently, take initiative, and thrive in a growth environment.
Key Responsibilities Portfolio Leadership
Own day-to-day performance, risk, and service delivery
Translate asset management objectives into property-level execution
Develop annual operating budgets and capital plans
Deliver quarterly owner reporting with accuracy and timeliness
Financial Management
Maintain strong internal controls for A/R, A/P, and reconciliations
Direct collections strategy and approve escalation steps
Oversee month-end/year-end close with Property Accountant and external CPA
Manage CAM reconciliations, budgets, and billing
Operations and Tenant Experience
Maintain property standards for safety, cleanliness, and presentation
Lead tenant relationship management and proactive outreach
Oversee work orders, vendor dispatch, and quality verification
Own emergency preparedness and response planning
Vendor Management
Build and maintain a preferred vendor network across multiple states
Lead competitive bidding and contract negotiation
Standard: three comparable bids for material scopes
Implement vendor performance reviews
Inspections and Capital Projects
Execute monthly inspection cadence (documented with photos and action tracking)
Plan and oversee preventive maintenance programs
Manage small capital projects and tenant improvements
Systems and Process Improvement
Build SOPs, checklists, and templates that standardize performance
Develop KPI dashboards and weekly/monthly rhythms
Optimize Yardi and supporting tools
Team Leadership You’ll lead the Assistant Property Manager and Property Accountant:
Set clear expectations, KPIs, and weekly priorities
Conduct regular 1:1s, quarterly reviews, and annual performance evaluations
Review and approve key deliverables (rent rolls, lease abstracts, reconciliations, CAM packages)
Recruit and oversee third-party field support across markets
Qualifications Required
5+ years commercial property management, retail and medical office experience preferred
Proven budget management, CAM recovery, and vendor contract experience
2+ years team leadership (direct reports or significant vendor oversight)
Working knowledge of lease administration, tenant relations, and compliance
Proficiency with Yardi, Google Workspace, and advanced Excel
Valid driver's license; ability to travel; comfort with after-hours response
Preferred
Bachelor's degree in real estate, finance, business, or related field
CPM, RPA, FMA, or similar certifications
Track record building SOPs and dashboards that improve scalability
