Job Description Join the Kittle Property Group team as a Maintenance Technician at Northwind Apartments and be part of a company that values excellence, collaboration, and community commitment. We’re looking for a dedicated professional who can deliver outstanding maintenance services and exceptional customer care at an apartment community within our Affordable Housing Business Unit.

Pay Rate: $20.50/hour Perks: Competitive wages paid weekly and free safety/work boots through our Maintenance Boots Program.

Position Summary As a Maintenance Technician, you’ll be responsible for maintaining the property, ensuring a safe and pleasant environment for our residents. You’ll present the company in a professional manner at all times while performing essential duties.

Essential Duties and Responsibilities

Monitor and manage maintenance expenses to stay within budget.

Inspect community grounds every morning.

Perform unit turns, including painting, cleaning, and maintenance of vacant units.

Complete maintenance requests promptly.

Prepare vacant units for new residents.

Conduct preventative maintenance activities.

Maintain landscaping, including bushes, trees, and lawns.

Perform snow removal on community sidewalks and maintain records.

Keep maintenance logs and records for all units and the site.

Ensure all tools, equipment, and replacement parts are in working condition.

Provide emergency resident support after office hours.

Supervise contractors working on‑site.

Conduct quarterly unit inspections.

Carry out other duties as assigned.

Qualifications/Skills & Knowledge Requirements

High school diploma or GED.

At least 1 year of maintenance experience.

HVAC/EPA certification preferred.

Ability to read, write, and communicate effectively.

Basic math skills.

Strong reasoning skills and common sense understanding of instructions.

Beginner skills with MS Outlook and MS Word.

Annually attend fair housing class.

Ongoing professional development.

Physical Demands

Rarely must sit, climb, balance or lift up to 75 pounds.

Regularly must stand, walk, use hands to finger/handle/feel, reach with hands/arms, stoop, kneel, crouch, crawl, bend, talk and hear.

Close and distance vision is required. The ability to adjust focus is also required.

Work Environment

Normally works in an environment with moderate or loud noise.

Rarely must work in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals and near risk of electrical shock.

Occasionally must work in outdoor weather conditions.
