Position Summary Carleton Living is seeking to hire a Service Manager to join our team. The Service Manager is responsible for leading the overall apartment maintenance and preventative maintenance program and team.
What You'll Do
Supervise and manage the maintenance team, assigning work and tasks to appropriate team members.
Complete maintenance work orders related (but not limited) to: plumbing, carpentry, make ready, groundskeeping, HVAC, appliance repair, etc.
Complete plumbing maintenance issues such as snaking and clearing stoppages, replacing fittings, p-traps, toilets, sinks, faucets, installing dishwashers, trouble‑shooting leaks, changing water heater elements, etc.
Complete electrical maintenance issues such as replacing fixtures and outlets, running wire mold, installing small wall heaters and range hood vents etc.
Replace window screens, garbage disposals, blinds, kitchen and bath fixtures, hardware, and repair and troubleshoot appliances, install and repair cabinets, adjust doors etc.
Painting of interior and exterior, cabinets, walls, fences, etc.
Perform light carpentry and drywall repairs, cabinet installs, installing kitchen/ bath fans and medicine cabinets, etc.
Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc.
Assist with landscape maintenance, and trash hauling as time permits.
Coordinates Safety Reviews and Training
Communicates with the Community Manager regularly to coordinate property needs and resources
Conducts formal and informal inspections reporting observed problems to the Community Manager
Works with, trains, assigns and supervises maintenance staff and skilled trades/contractors
Facilitate/and/or makes repairs and projects utilizing in-house and contracted resources
Maintain records and prepares reports in accordance with regulations and Carleton policy
What You'll Bring
EPA Type II Certification or greater (HVAC Certified)
Certified Pool Operator (CPO) License is preferred but not required.
At least 4 years of maintenance experience. Multiple years of apartment maintenance experience required
Able to multitask and meet deadlines in a timely and organized manner.
Ability to drive when needed. A valid driver’s license and proof of liability insurance is required.
