Position Summary As the Affordable Housing Community Manager, you will oversee all operations of a housing community, reporting to the Regional Manager. You will manage personnel, leasing, maintenance, financial, administrative, and risk aspects to ensure compliance with Asset’s policies, safety, fair‑housing guidelines, and liability standards.

Responsibilities

Personnel Management – supervise, screen, hire, train, coach, and develop on‑site staff.

Attend onsite daily and maintain attendance record.

Develop yearly operating budgets and forecasts.

Control costs and improve revenue & leasing to maximize net operating income.

Monitor rent collections, deposits, and vendor invoices for timely reconciliation and coding.

Prepare financial reports and property closeout accuracy.

Develop and implement marketing and leasing plans, ensuring effective lease documentation.

Handle resident complaints, concerns, and requests, fostering resident satisfaction.

Implement resident retention programs and promote resident engagement.

Show, lease, and move in prospective residents.

Maintain accurate administrative & leasing reporting.

Head the emergency team for the property and manage emergencies per guidelines.

Monitor maintenance service request turnaround and quality of workmanship.

Ensure property appearance and timely repairs via regular inspections.

Plan and utilize property resources, equipment, and supplies efficiently.

Direct and monitor maintenance, construction, and rehabilitation activities.

Qualifications

High school diploma or equivalent; bachelor’s degree preferred or four years in housing industry.

One‑two years related experience and/or training, or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Proficiency with on‑site software and basic computer skills.

Knowledge of Fair Housing Laws and OSHA requirements.

Minimum of 2 years’ experience with affordable housing programs (LIHTC, HUD, etc.) is preferred.

Physical Requirements

Regularly stand, use hands, reach, and talk. Walk, sit, stoop, kneel, crouch, or crawl occasionally.

Occasionally lift or move up to 25 pounds.

License / Equipment

Reliable transportation required due to emergency on‑call duties.

Salary Range $72,000 – $82,000 per year.
