Community Manager The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing personnel, leasing, maintenance, financial, administrative, and risk functions, ensuring compliance with Asset policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management: Regular/daily onsite attendance is required; screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives.
Train staff and ensure effectiveness through ongoing coaching, counseling, and guidance in compliance with training benchmarks.
Complete weekly/daily office and maintenance staff schedules and assignments.
Handle performance problems, document, communicate with direct supervisor and HR, and terminate appropriately when necessary.
Promote staff harmony, quality performance, and effective leadership.
Ensure staff compliance with company policies and procedures.
Financial Management: Achieve highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies.
Develop yearly operating budgets and forecasts.
Monitor timely receipt and reconciliation of deposits, rent collections, and charges.
Reconcile vendor invoices and ensure timely payment.
Ensure property closeout and ownership financial reports are accurate and timely.
Strategic Leasing Management: Develop yearly marketing plans and utilize marketing strategies and systems.
Ensure effective leasing techniques, smooth lease signing, and accurate reporting.
Address resident complaints and requests to ensure satisfaction.
Implement resident retention programs (e.g., functions, promotions, newsletter).
Show, lease, and move in prospective residents.
Administrative & Maintenance Management: Maintain accurate reporting, head emergency team, manage customer service, and monitor maintenance turnaround.
Maintain property appearance and complete repairs through regular inspections and tours.
Plan and utilize property resources, equipment, and supplies economically.
Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Education/Experience
High School Diploma or equivalent; bachelor’s degree preferred or four years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and understanding of all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Require regular communication, repetitive wrist/hand/finger motions, thoroughness of work, overtime, weekend, and night work.
Frequent standing or sitting for prolonged periods, moving between work sites.
Required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and use tools or machinery; lift objects up to 25 lbs.; operate vehicles or golf carts; work in various environments including outdoors, confined spaces, and under extreme temperatures.
License/Equipment
Reliable transportation for on‑call emergency duty.
Salary Range $67,000 per year to $67,000 per year
