Land Development Manager Specialized Recruiting Group - Charlotte, NC

Pay Range: $140,000.00/yr – $150,000.00/yr (additional bonus available)

This position is responsible for the management of permitting, platting, and approval processes as well as scheduling, tracking, and supervising construction activities for residential subdivisions.

Key Responsibilities

Interface with design engineers to communicate field related issues and promote increased quality of design.

Track the approval status of all projects from construction to permits to operation.

Manage the platting process to achieve timely approval of Preliminary, Bonded, and Final Plats.

Coordinate submission of all plats, bond estimates, and associated fees; track and report status.

Anticipate need for building permits and schedule bonding appropriately.

Manage construction of land development projects; develop and maintain schedules.

Ensure compliance with stormwater regulations.

Update preliminary budgets as necessary; manage contracts, bidding and approve related invoices.

Coordinate testing and inspection processes to ensure quality control.

Establish and maintain relationships with inspectors.

Coordinate efficient scheduling, design, and quality of installation of electrical, telephone, gas, and cable systems with providers.

Review utility layouts and easements for approval.

Coordinate installation of utility and landscaping sleeves.

Inspect utility installation to ensure proper ditch location, compaction, and housekeeping.

Track utility installation status.

Coordinate repairs resulting from utility installation damage.

Conduct site inspections to monitor construction status and provide accurate status reports.

Conduct pre‑construction meetings with agencies, consultants, and contractors.

Inspect with contractors to ensure quality construction, housekeeping, and proper hand‑off to subsequent contractors.

Inspect with builders to ensure proper hand‑off of each project.

Coordinate timely construction of entrance monuments and common area features.

Coordinate installation of street and traffic control signage and streetlights.

Coordinate timely location/repair of individual water and sewer services if not readily found by the builder.

Approve related land development invoices.

Coordinate special projects (amenity centers, fences, sidewalks, walls, etc.).

Pursue continuous improvement to advance company goals.

Meet or exceed performance levels defined by key indicators and specific goals.

Directly supervise Land Development team as applicable.

Qualifications

Bachelor’s degree (B.A.) from a four‑year college or university.

5+ years of related experience.

Ability to perform essential duties satisfactorily.

Smartsheets (preferred, not required).
