Elmington Living is a premier property management company based in Nashville, TN, managing 70+ affordable and conventional assets. This role is a key part of our on‑site maintenance team, ensuring prompt and effective service for residents.
Position Summary As the Maintenance Technician, you will address service requests and complete repairs promptly, drawing on a strong background in plumbing, general carpentry, and appliance repair.
Knowledge, Skills & Abilities
Diagnose and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, roof, and gutter repairs.
Handle landscaping issues and snow/ice removal.
Communicate effectively with residents and coworkers in all situations.
Provide exceptional customer service and complete service requests accurately and promptly.
Operate computers and related technology to access email and company‑utilized software.
Execute Elmington’s non‑negotiables related to service work orders and vacant unit turns.
Essential Job Functions
Minimum 2 years of property maintenance and/or related experience.
HVAC or EPA Universal certification required.
Effective communication and teamwork.
Maintain the physical condition of the property.
Utilize hand tools and power tools.
Respond to out‑of‑hours emergencies when required.
Accurately report all time worked by clocking in and out.
Follow all company policies and procedures.
Other duties as assigned.
Specific Education or Experience
Required certifications: EPA Section 608 (HVAC) and/or HVAC Certification. If not certified, the candidate must obtain the required certification within 60 days of hire.
Preferred certifications: OSHA 10 or 30, CPO (Certified Pool Operator), Plumbing or Electrical licenses as applicable.
Physical Demands and Work Environment
Frequent sitting, standing, walking, and handling of tools.
Occasional climbing, stooping, kneeling, and lifting of up to 25 pounds.
Ability to talk, hear, and use hands.
Moderate noise level and varying temperatures, including outdoors in seasons of cold and heat.
Travel Requirements
Up to 10% travel.
