Assistant Maintenance/HVAC Certified Technician
Job Overview The Assistant Maintenance/HVAC Certified Technician will ensure the community meets safety, appearance, and operational standards by servicing maintenance requests, completing residential requests, and providing excellent customer service. Performance must align with the company’s vision, service quality, and strategic initiatives to achieve operational objectives.
Key Responsibilities
Help maintain the entire property in an attractive, comfortable condition.
Assist in all types of maintenance as necessary and as requested.
Assist with turnovers/make‑readies of vacant units.
Be on‑call according to schedule to handle maintenance emergencies from residents and property emergencies.
Assist with resident functions as requested.
Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization.
Provide general plumbing and basic electrical service such as replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc.
Rekey locks as requested.
Conduct regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances and major equipment as directed.
Maintain tools, equipment, and workspace in an organized and working condition; request replacements and assist in stocking inventory.
Repair/replace appliances, plumbing systems, HVAC/air conditioning/heating/electrical systems, and other apartment material/maintenance requests within the scope of management responsibility.
Perform preventive maintenance on equipment and apartments.
Request supply replacements and assist in stocking inventory.
Perform pool and spa maintenance as directed.
Follow company procedures regarding safety and emergencies.
Attend employee meetings and training seminars as requested.
Wear company uniform and badge during work hours.
Provide superior customer service to internal and external customers.

Report all property hazards, deficiencies, and risk management safety issues immediately to Supervisor or Property Manager.
Participate in training programs as required.
Ensure proper compliance with all OSHA regulations.
Secure storage/pool areas, check timers, and monitor for electrical shorts and malfunctioning motors.
Assist with hazardous weather problems, fires, floods, freezes, etc.
Requirements
High school diploma preferred.
Prefer 1 year experience in on‑site apartment or hospitality maintenance.
Experience in building and mechanical maintenance including HVAC, plumbing, electrical, appliance repair, painting, drywall, and/or pool maintenance a plus.
EPA Type II or Universal certification preferred.
Will be called upon to work overtime and after‑hours service calls.
Flexibility to work on weekends and accommodate varied schedules.
Valid state‑issued driver’s license.
Bilingual in English and Spanish a plus.
Physical ability to bend, stretch, twist, or reach with body, arms, and/or legs; lift, transport, and push a vacuum cleaner or mop.
Occasional lifting of items weighing up to 50 lbs.; normal hearing and eyesight required.
Knowledge of OSHA laws and regulations.
Present self in neat, clean, and professional manner at all times.
Familiarity with fair housing laws and regulations.
