Maintenance Technician – Cleveland, MS
Reports directly to the Maintenance Supervisor.
Job Summary Performs various maintenance duties for residential units including basic plumbing, electrical, painting, appliance repairs, cleaning units and grounds for inspections and new occupancy. Provides exceptional service while assessing and repairing the property.
Responsibilities
Perform basic repairs to appliances, fixtures, switches, outlets, and circuits
Conduct light plumbing work such as clearing clogs and replacing fittings
Execute carpentry tasks including fitting doors, freeing windows, building or replacing shelves, and interior/exterior painting
Replace damaged or broken items—glass, tile, carpet, window screens/blinds, garbage disposals, light fixtures, appliances, locks, etc.
Report all maintenance and resident concerns immediately to the Maintenance Supervisor
Respond to work orders, resident requests, and concerns within 24 hours whenever possible
Maintain accurate, detailed records for preventive maintenance activities, work order requests, apartment renovations, inventories, and purchase orders
Assist Site Manager with inspections:
Move‑in/move‑out inspections
Routine inspections required by federal and/or state regulatory agencies
“Make‑ready” procedures for vacant units
Identify water and gas meter cut‑offs, unit fixture cut‑offs, and sewer clean‑outs
Perform scheduled maintenance on equipment based on manufacturer operating manuals
Periodically inspect all units, buildings, and common areas; perform necessary repairs and janitorial duties
Ensure storage areas and other entrances are locked and adequately lit
Attend and/or participate in required trainings, operating within OSHA, Fair Housing, and ADA standards, and following company safety policies and procedures
Maintain effective, timely, and professional interactions with all residents, visitors, contractors, and property management team
Track maintenance equipment/material usage as required
Perform additional duties upon request
Qualifications
High school diploma and/or vocational school certificate preferred
Valid driver’s license and acceptable driving record
Physical ability to bend, lift, climb stairs/ladders, operate hand tools, and write 66% to 100% of the time
Strong reading, speaking, and comprehension skills for work order instructions and safety regulations
Strong technical knowledge of all building systems (electrical, heating, etc.)
Willingness to pitch in and work in areas beyond maintenance when needed
Personable and trustworthy; works well with residents and co‑workers while maintaining safety consciousness
Strong attention to detail in reporting
