Location: Goose Creek, SC (Hallmark at Timber Lake property).
Rate: $23.00 per hour.

Essential Duties and Responsibilities
Perform repairs, troubleshoot systems, and complete preventative maintenance, adhering to standardized diagnostic approaches.
Possess knowledge and the tools to perform on‑site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and other special equipment.
Be available for emergency maintenance calls 24 hours a day on schedule.
Assist in training Groundskeepers and entry‑level Maintenance Technicians.
Troubleshoot all property systems and oversee repairs.
Conduct maintenance‑related inspections, including building and alarm system inspections, preparing the property for regulatory agency inspections.
Perform preventive maintenance (e.g., winterizing facilities, inspecting HVAC systems, winterizing pool equipment, cleaning the pool, maintaining chemical balance, ensuring lines are off in vacant units).
Inspect vacant units, ensuring turnovers are completed and paint as needed.
Inspect subcontracted service providers and document work quality.
Walk grounds and common areas daily, removing litter and debris, planting beds, sidewalks, ramps, and indoor spaces.
Remove snow and ice from sidewalks, walkways, steps, and driveways.
Attend and complete required training.
Complete repairs as directed.
Perform administrative duties: record maintenance requests, use proper forms, and maintain inventory of parts.
Move heavy equipment safely using proper equipment.
Ensure the property complies with all applicable affordable housing programs (HUD, USDA, RD, LIHTC, HOME, etc.).
Perform other duties as assigned.
Education and Work Experience Requirements
Two (2) years of maintenance experience required or equivalent combination of education and work experience.
College degree preferred.
HVAC and/or EPA certification preferred.
Previous multifamily experience preferred.
Certified Pool Operator (CPO) certification preferred.
