Position Overview We are seeking a Commercial Real Estate Analyst to join our team in Nashville. This is a full‑time role with in‑office collaboration preferred, offering direct exposure to live transactions and institutional clients. You will work closely with senior team members to build, refine, audit, and deliver complex financial models and analytical tools. Engagements range from developing firm‑wide underwriting templates to providing ongoing underwriting and asset management support for sophisticated real estate investors.
Key Responsibilities
Build, refine, and optimize institutional‑grade Excel models for acquisitions, development, refinancing, dispositions, and asset management.
Construct dynamic cash flow models, financing modules, and full pro‑forma architectures.
Develop multi‑tier equity waterfalls, including preferred returns, promotes, GP catch‑ups, and IRR hurdle structures (American and European).
Build LIHTC underwriting models with layered capital stacks and complex financing structures.
Design scenario and sensitivity analyses across rents, cap rates, expenses, absorption, and capital structures.
Utilize VBA/macros where appropriate to enhance efficiency and accuracy.
Engage directly with clients to ensure deliverables meet scope and underwriting objectives.
Deal Underwriting & Transaction Support
Perform comprehensive underwriting, including rent roll analysis, expense modeling, market comps, and valuation.
Support transaction execution through due diligence coordination, third‑party report review, lender interaction, and model updates.
Prepare investment memoranda, underwriting summaries, and client‑facing financial exhibits.
Track deal assumptions, timelines, and deliverables to maintain an organized pipeline.
Qualifications
Strong analytical skills with exceptional attention to detail.
Advanced Excel proficiency and demonstrated financial modeling experience.
Solid understanding of real estate finance, underwriting, and capital markets.
Experience with due diligence, market research, and risk assessment.
Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
Excellent communication, time management, and problem‑solving skills.
Experience with real estate software and VBA is a plus.
