Job Summary
The Maintenance I team member is responsible for supporting the physical upkeep and safety of the community by completing routine maintenance tasks, unit turnovers, and preventative maintenance under the supervision of the Property Manager or Maintenance Supervisor. This role helps ensure a secure and well‑maintained living environment for residents, visitors, and staff.
Key Responsibilities
General Maintenance & Repairs
Complete work orders involving basic plumbing, carpentry, painting, and electrical repairs.
Troubleshoot minor maintenance issues and involve senior staff for complex repairs.
Replace light bulbs, screens, hardware, and small fixtures.
Perform preventive maintenance checks on HVAC units, water heaters, and other common systems.
Assist in scheduling and coordinating vendor work as directed.
Use appropriate tools and follow proper safety procedures during all repairs.
Unit Turnovers & Interior Prep
Support make‑ready efforts by cleaning, painting, patching walls, and repairing appliances or fixtures.
Perform trash‑outs and remove debris or furniture left by former residents.
Ensure vacant units are in presentable and safe condition for new move‑ins.
Report supply needs or delays in readiness to the Maintenance Supervisor.
Grounds & Exterior Care
Perform regular exterior cleaning, litter removal, and walkway sweeping.
Assist with lawn care and seasonal landscaping tasks as assigned.
Shovel snow and apply salt to sidewalks and entryways during winter months.
Monitor and report exterior hazards such as broken steps, loose handrails, or lighting outages.
Safety & Compliance
Observe and report any safety concerns, including potential exposure to lead paint, asbestos, or hazardous conditions.
Follow all OSHA, Fair Housing, and Evergreen safety policies.
Use PPE and maintain a safety‑first mindset at all times.
Participate in unit or building inspections as directed.
Support emergency response protocols and on‑call needs.
Inventory & Tools
Maintain proper care of tools, ladders, and equipment.
Assist with tracking and organizing supplies, maintenance materials, and parts inventory.
Notify supervisor of low stock, tool malfunctions, or supply ordering needs.
Keep maintenance workspaces clean and free of hazards.
Education & Experience
High school diploma or GED required.
0–2 years of experience in general property maintenance or related roles preferred.
Experience working in a residential or multifamily environment a plus.
Ability to read and follow written instructions, safety procedures, and work orders.
Basic familiarity with:
Hand tools: hammers, screwdrivers, wrenches
Power tools: drills, grinders, saws
Moving aids: dollies, carts, ladders
Measuring devices: voltmeters, pH testers, gauges
Comfortable working both indoors and outdoors in various conditions.

Regularly works both indoors and outdoors in residential property settings.
Frequently required to walk, climb stairs, lift tools, bend, kneel, and carry materials.
Must be able to lift/move up to 50 pounds regularly and up to 100 pounds occasionally.
Exposed to seasonal weather, dust, cleaning agents, and construction materials.
