Maintenance Technician II
to join their team. This community features 1- and 2-bedroom apartments, underground parking, an indoor pool, community room, and fitness facility.
Shift: Days, Monday-Friday with on-call availability
Wage: $27-$29/hour, based on experience
The ideal candidate will have reliable transportation, a minimum of two (2) years of prior experience in general maintenance or a combination of education and experience, and either hold current certifications or have the ability to obtain (company paid) training to obtain Boilers License, Pool Operator’s License, and/or EPA Certification.

Summary
As a Maintenance Technician II, you will be responsible for providing excellent service to our residents by maintaining and improving the property. Success in this role requires technical skills, passion, and a caring instinct to enhance residents' lives and strengthen our team.
Essential Job Functions, Duties, and Responsibilities
Ensure the physical aspects of apartments meet company standards and laws by diagnosing problems, making repairs, and performing follow-up
Troubleshoot and repair appliances, HVAC systems, plumbing, and electrical systems
Prepare unoccupied apartments for occupancy by performing electrical, HVAC, plumbing, carpentry repairs, painting, cleaning, and other activities as needed
Assist Property Manager or team members with special projects or requests
Contribute to occupancy goals by performing maintenance duties that promote a quality living experience
Complete maintenance service requests, document statuses, and ensure follow-through
Perform electrical repairs on appliances, fixtures, switches, outlets, and install ceiling fans and light fixtures
Repair air conditioning, heating, and refrigeration units (certification required for refrigerant work)
Perform plumbing work including clearing stoppages, replacing fittings, faucets, toilets, and minor re-piping
Perform carpentry work such as repairing doors, windows, building shelves
Repair concrete steps, patios, fencing, and signage as needed
Paint and decorate apartments and hallways as directed
Complete apartment make-ready procedures for move-ins within established timeframes
Oversee subcontractors working at the community
Maintain grounds and common areas, including snow removal, trash, and vehicle maintenance
Perform snow and ice removal tasks
Replace apartment locks to ensure security
Maintain pools and spa equipment if applicable (certification required)
Contribute to financial goals through productivity and cost awareness
Manage materials and maintenance equipment efficiently
Perform scheduled maintenance on equipment including boilers, water heaters, and lawn equipment
Keep accurate records of maintenance activities and inventories
Inspect apartments, buildings, and common areas regularly and perform necessary repairs
Attend training seminars as required
Keep shop and storage areas organized
Stay informed on building codes and discuss impacts with Property Manager
Interact positively with residents to maintain satisfaction
Demonstrate professionalism and integrity
Contribute to community cleanliness and curb appeal
Comply with Fair Housing rules and OSHA standards
Perform other duties as assigned
Skills and Qualifications
Ability to perform essential functions with or without accommodations

Ability to follow safety instructions
Reliability and punctuality
Availability to work nights, weekends, and overtime as needed
Must be on-call and available for turn days
Organized with attention to detail
Ability to work independently and manage time effectively
Education and Experience
High School Diploma or GED
Two (2) years of maintenance experience or equivalent education
Boilers License, Pool Operator’s License, and/or EPA Certification required
Reliable transportation required
Ability to attend and pass company-paid certification courses
