Position Summary The Lease‑Up Coordinator is the point person in planning all leasing activities and actions from pre‑construction through stabilized operations. This includes achieving leasing goals, designing and implementing marketing plans, coordinating onsite events, staging, and all other daily activities to have a successful lease up. The Lease‑Up Coordinator will also assist communities in leasing up from a major renovation or an unexpected change in occupancy due to market conditions. The ideal candidate is sales‑driven and goal‑oriented.
Essential Duties and Responsibilities
Work with the operations team to review and execute paid advertising contracts, assist with implementation and follow‑up to ensure lead sources are effective on a cost‑per‑lead and cost‑per‑lease basis.
Oversee development and updates to the community webpage to ensure accurate, engaging, and high‑quality content.
Create phased marketing plans for each phase of construction or period of stabilization to ensure appropriate traffic and engagement to hit leasing targets.
Assist in planning and coordinating onsite/off‑site events to attract prospective residents.
Create grassroots marketing and outreach campaigns to build win‑win partnerships, boost referrals, and promote the community; participate in outreach programs to maximize exposure and results.
Work with suppliers to produce branded materials and promote brand awareness in all media and/or in‑person events.
Create social media campaigns, either automated or with assistance from operations, to keep content fresh, build relationships, and grow the resident base.
Work with the onsite Property Manager to stage models or vacant units, optimizing the marketing path and curb appeal at all phases of construction.
Attend construction meetings to monitor timelines and unit releases, aligning leasing efforts with milestones and community readiness.
Collaborate with photographers and marketing personnel to obtain ongoing photo and video footage for all media campaigns.
Provide the operations team with weekly reports on marketing effectiveness, adjust strategies week to week, and drive results by facilitating occupancy‑opportunity calls.
Advocate for the company mission and values as part of the marketing strategy for new developments and leasing efforts.
Create reusable resources and SOPs for site teams to utilize during stabilization periods (e.g., marketing plan templates).
Attend IAA events or other industry events to network and gain market insights.
Shop comparable communities similar to those currently in lease‑up to understand market products and build referral relationships.
Skills and Qualifications
Willingness to travel across Indiana.
Sales‑driven with proven success in leasing and ability to meet or exceed sales targets; capable of mentoring team members.
Detail‑oriented with strong attention to schedules, deadlines, and leasing goals.
Results‑oriented in challenging markets; capable of coaching onsite teams and sharing effective strategies using the 5 P’s of marketing.
Education, Training and Experience
High school diploma or equivalent required; Bachelor’s degree in marketing or property management preferred.
Minimum 5 years of property management experience with a history of advancement.
CAM, CAPS, or CALP credential preferred.
Supervisory Responsibility N/A
Physical Requirements Regularly sits, uses hands to finger/handle or feel, reaches with hands and arms, talks or hears. Occasionally stands, walks, stoops, kneels, crouches, or crawls. Must occasionally lift or move up to 25 pounds. Reasonable accommodations may be provided for disabilities.
