Overview
The Maintenance Technician assists the Maintenance Supervisor in maintaining the physical integrity of the property. The role ensures a safe, secure and comfortable living environment for residents, visitors, and staff. Tasks are carried out safely and as directed by the supervisor. In the supervisor’s absence, the Technician assumes full responsibilities.
Responsibilities
Conduct duties in accordance with company policies, procedures and all state and federal regulations (Lead Based Paint, ADA, Fair Housing, HAZCOM, OSHA, etc.).
Stay knowledgeable of all pertinent laws, EPA and OSHA regulations.
Maintain awareness of the property’s condition and correct unsafe conditions immediately.
Schedule and perform routine preventive maintenance on equipment as directed by the supervisor and Property Manager. Inspect and maintain all tools.
Know utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
Perform work area clean‑up and safety related duties.
Keep storage areas locked when not in use.
Diagnose and perform daily routine maintenance or repair on:
Electrical and plumbing
A/C and heating systems
Appliances
Water irrigation systems
Stairs, gates, fences, patios, railings
Tile, carpet, and flooring
Roofing, gutters, fasteners
Interior/exterior lights
Fireplaces, ceiling fans
Gas fixtures and appliances
Shutters, doors, cabinets, windows, sliding glass doors
Boiler, gas and electric
Door locks, P.O. boxes and locks
Security systems
Ceiling leaks
Walls
Pool areas, tile, hot tub/spa, pool furniture
Perform and coordinate make‑ready repairs and services; assist maintenance staff to meet deadlines.
Report major repairs and requisitions to the supervisor prior to expenditure.
Change locks, rekey and make keys.
Move heavy appliances/equipment between storage and apartments; assist with removal of abandoned items to dumpster.
Other requests from supervisor, property manager, or higher authority.
Qualifications
High school diploma or GED equivalent required.
2+ years’ experience in maintenance or property management.
EPA Universal Certification required or ability to obtain.
CPO Certification preferred.
Ability to earn future designations required by industry standards, EPA regulations, OSHA requirements.
Solid knowledge of carpentry, electrical, plumbing, and related trades.
Strong verbal and written communication skills.
Ability to work in a fast‑paced environment, multi‑task, and meet deadlines.
Team‑oriented and problem‑solving.
Maintain professional appearance and manner at all times.
Readiness to work extended periods without relief during emergencies.
Ability to stoop, stand, climb ladders and stairs.
Ability to lift and carry up to 50 lbs. over distances up to 30 feet.
Valid driver’s license.
