Maintenance Technician III – Bigos Management, Inc. Location: Expo – Minneapolis, MN (369 Units). Hours: Monday – Friday 8:00 AM – 4:30 PM. Limited nights and weekends for on‑call rotation. Pay range: $23.00 – $27.00 per hour. Job Summary The Maintenance Technician III is responsible for performing equipment installation, troubleshooting, repairs, and preventative maintenance to ensure property and grounds meet company standards and applicable laws. The role collaborates with the Property Manager and Maintenance Supervisor to make vacated apartments “rent‑ready,” resolve work orders promptly, and address common repairs.

Responsibilities

Complete all maintenance work order requests.

Monitor and maintain building systems (HVAC, plumbing, boilers, etc.) and perform necessary repairs.

Assist the Property Manager with unit‑to‑unit inspections.

Perform site‑level preventative maintenance duties assigned by the Zone Building Engineer or Property Manager.

Communicate with the Zone Building Engineer and the Maintenance Technician I regarding major site repairs, remodels, and capital projects.

Work collaboratively with vendor teams on identified maintenance projects.

Maintain an adequate inventory of hand tools, parts, and supplies to keep a complete workshop area.

Alert the Property Manager to unusual circumstances or high‑priority issues that need immediate attention.

Perform groundskeeping tasks as needed, including snow removal during winter months.

Maintain a positive and professional manner with residents, vendors, and the public.

Attend relevant training courses and keep all required certifications current.

Comply with all safety program requirements and promote safety in the workplace.

Coordinate standby support and respond to emergency calls in a timely manner.

Perform all other duties as assigned by the Property Manager.

Qualifications

High school diploma or GED required; AA degree in mechanical, HVAC, electrical or industrial maintenance preferred.

At least 1 year of experience as a Maintenance Technician in a residential apartment setting or equivalent.

Knowledge and on‑the‑job experience with plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation, pool and sauna operations.

Required certifications: Certified Pool Operator, Special Boiler’s License, Type II Refrigerant Certification (within 6 months of hire).

Reliable transportation, valid state driver’s license and proof of insurance.

Fluent in English with strong oral and written communication skills.

Ability to use tact, diplomacy, and courteous manner with coworkers and public.

Strong decision‑making, problem‑solving, and time‑management skills.

Capacity to handle multiple projects simultaneously with self‑direction.

Team player with ability to respond to emergency calls within 30 minutes (preferred).

Physical demands include frequent kneeling, lifting up to 80 lbs. with assistance, climbing stairs, and exposure to various weather conditions.

Must use personal protective equipment: safety gloves, eyewear, ear plugs, Yaktrax, lockout/tagout kit.

Environment & Tools Work environment: property grounds, apartment units, rooftops. Required hand tools include hammer, screwdriver (Phillips & slotted), wrench set, pliers, pipe wrench, Allen wrench, utility knife, flashlight, hacksaw, nut drive set, socket set, star bits, wire stripper, level, inspection mirror. Power tools: cordless drill. Measuring devices: tape measure, GFI tester, infrared/laser thermometer, basic multimeter.
