Responsibilities
Performs all sales and leasing activities to achieve community revenue and occupancy goals: greeting & qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing lease & move‑in packages, ensuring smooth resident move‑in and lease signing.
Inspects apartments prior to resident move‑in, ensuring move‑in readiness and schedules any outstanding work with the maintenance team.
Stays informed about market and competitor conditions that may impact occupancy and sales; develops and implements short‑ and long‑term marketing plans and goals; follows community policies related to concessions, specials, and other programs.
Designs and executes marketing activities to drive traffic: resident referral, employer outreach, internet marketing (Craigslist, Facebook, e‑mail, other sites); supports community‑specific marketing plans, drives, and special programs.
Uses on‑site property management software to track apartment availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensures community and show units meet show‑quality standards: daily inspection of marketing corridor and leasing tour, communicates maintenance and upkeep needs to maintenance staff, merchandises unit and/or model and amenities, prepares leasing office for daily activities.
Follows up with prospects and new residents to ensure satisfaction (e‑mail, thank‑you notes, cards, telephone calls or other contacts) to finalize decisions to lease and/or renew.
Executes lease renewal program activities: prepares renewal letters/packages, meets with and contacts renewing residents before move‑out dates, ensures renewal documents signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, takes prompt action to solve problems or documents and conveys requests to the appropriate individual(s).
Qualifications
Two years of leasing experience in the multifamily industry.
Solid sales and customer service skills.
Ability to work well in a team environment.
Active listening skills and willingness to learn.
Attention to detail with high accuracy.
Strong communication (written & verbal) and interpersonal skills.
Good organizational and time‑management skills.
Strong computer skills.
Availability to work weekends.
