Location Mineral Springs Mobile Home Park, 413 Stoney Creek Circle, Durham, NC 27703. Part‑time Level 2 Maintenance Technician.

Level 2 Maintenance Technician Job Duties

Plumbing work: repair or replace faucets and toilets, operate sewer cleanout auger, diagnose and repair simple water leaks

Electrical work: light fixtures, GFCI’s, lightbulb wattage, breakers and fuses, replace outlets

Maintain curb appeal of the community to Riverstone Communities’ standards

Pick up trash in the community

Groundskeeping: lawn mowing, planting flowers, weeding

Complete clean‑outs of homes

Finish work orders efficiently and timely

Read water meters for each home

Complete day‑to‑day duties with minimal supervision

Adhere to all safety laws and regulations

Conduct regular inventory checks on equipment and supplies

Take training classes online/virtually via computer or tablet

Level 2 Maintenance Technician Requirements

2‑3 years of general labor experience including groundskeeping, landscaping, property management maintenance

1‑2 years of basic residential plumbing experience

Ability to be very active: walking, bending, standing, lifting up to 50 pounds

Comfortable working outside in all weather conditions

Willingness to use and learn technology in a basic capacity

Legally able to operate a motor vehicle with a valid driver’s license

Specific maintenance knowledge/skills will be tested for accuracy
