Position Summary
The Pricing Coordinator supports West Coast Self-Storage's mission to create the highest value for customers and stakeholders by optimizing rental rates across the portfolio. This role ensures pricing decisions align with our commitment to exceed expectations, build long-term trust, and drive strong financial performance through data-driven revenue management strategies.
Essential Duties & Responsibilities
Develop and execute dynamic pricing strategies to achieve rate, occupancy, and revenue goals across the portfolio
Analyze customer behavior and demand trends to inform rate decisions aligned with WCSS service standards
Partner with Operations and Marketing to optimize rate positioning across Saver, Value, and Premium tiers
Identify opportunities for pricing innovation and proactive rate adjustments
Continuously test and improve rate models based on market demand and competition
Performance Monitoring & Analysis
Monitor key metrics including Recommended Rate Change, Rate Per Occupied Unit, and scheduled move-out impact
Analyze rate performance and revenue impact across stores and unit types
Generate and analyze reporting to identify trends and opportunities in pricing performance
Support monthly portfolio reviews with actionable pricing recommendations
Pricing Accuracy & Operations
Ensure rate accuracy across all platforms including websites, Google listings, and third-party aggregators
Maintain data integrity and consistency across all pricing systems and customer touchpoints
Market Intelligence & Competitive Analysis
Conduct competitive rate surveys and evaluate local market positioning
Collaborate with Digital Marketing to align promotional strategy with pricing objectives
Monitor competitive landscape and recommend strategic pricing adjustments
Communication & Collaboration
Present rate strategy recommendations clearly to leadership and operations teams
Support decision-making with data-driven insights that align with WCSS growth strategies
Utilize Excel, BI dashboards, and pricing software to drive rate optimization

Required Experience
Experience collaborating cross-functionally with operations, marketing, and leadership teams
Preferred Qualifications
Experience in pricing, revenue management, finance, or analytics
Self-Storage or real estate industry experience
Experience with business intelligence tools and dashboards
Familiarity with revenue management software or pricing platforms
Knowledge of storage industry metrics and key performance indicators
Education
Bachelor’s degree in business, Finance, Economics, Analytics, or related field preferred
Equivalent combination of education and relevant work experience will be considered
Physical Requirements / Work Environment
Office environment with standard business hours
Prolonged periods sitting at a desk and working on a computer
Ability to view and analyze data on computer screens for extended periods
Occasional travel to storage facilities for market analysis or team meetings may be required
Manual dexterity required for keyboard and mouse operation
Visual acuity is sufficient to review detailed reports, spreadsheets, and data visualizations
Ability to communicate effectively in person, by phone, and through video conferencing
