Position Maintenance Technician
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventive, routine, emergency, and cosmetic maintenance. The Technician also handles the make‑ready process in alignment with the property’s operations under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community maintenance: attend the community regularly and respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
Ensure all repairs and replacements necessary for community common areas and units.
Assist with scheduling and performance of all maintenance/repair‑related turn events and daily cleanup of the community exterior, grounds, breezeways, and common areas.
Maintain swimming pool, perform cleaning, and keep accurate chemical logs.
Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazards or liabilities.
Maintain a preventative maintenance program to extend the life of the community and reduce future repairs.
Follow Asset key policy and keep the maintenance shop well‑organized, stocked, and safe in accordance with OSHA guidelines.
Assist the Maintenance Supervisor in maintaining the hazard communications program and promoting safe work practices.
Participate in unit inspections and monitor inventory of equipment and supplies.
Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, make‑ready status, and work in progress.
Assist with the upkeep, maintenance, and cleaning of office, common areas, and model unit.
Report violations of community rules and regulations to the Maintenance Supervisor or Community Manager.
Participate in on‑call emergency response at the community.
Use property resources, equipment, and supplies economically and perform additional tasks as requested.
Provide excellent customer service and monitor service request turnaround to achieve property objectives and public recognition.
Ensure consistency in all interactions with residents and enforce delegated community policies.
Education and Experience
High School Diploma or Equivalent.
Basic computer skills and ability to perform all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
The employee is regularly required to move between work sites, ascend and descend ladders, stairs, ramps, and step stools, and perform tasks in confined spaces.
Lifting and moving objects of 100+ lbs. in all directions, operating machinery and power tools, and driving motor vehicles or golf carts are required. Work may involve exposed outdoor weather elements, hazardous chemicals, overtime, weekends, and night hours for on‑call emergencies.
Occasional stationary periods, standing, or sitting for prolonged periods are also part of the job.
License / Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range : $20 per hour to $22 per hour.
