Job Description Thies & Talle Management, Inc., a leading property management company with nearly forty years of experience in the multi‑housing industry, is hiring a Part‑time Groundskeeper to work approximately 10 hrs/week at our apartment community in Le Center, MN. The role focuses on grounds maintenance and upkeep and requires a dependable individual.

Base Pay Range $17.00/hr – $17.00/hr

Summary The Groundskeeper maintains the grounds of the property.

Essential Duties and Responsibilities

Cut lawns.

Trim and edge around walks, flower beds, and walls.

Prune shrubs and trees to shape and improve growth or remove damaged leaves, branches or twigs.

Apply fertilizer, herbicides, and insecticides to lawns, shrubs, and trees.

Rake and bag leaves.

Clean grounds and remove litter.

Shovel snow from walks and driveways.

Spread salt on public passageways to prevent ice buildup.

Plant grass, flowers, trees, and shrubs.

Water lawns and shrubs.

Repair fences, gates, walls, and walkways.

Clean out drainage ditches and culverts.

Sharpen tools such as weed cutters, edging tools, and shears.

Make minor repairs on equipment such as lawn mower, spreader, and snow removal equipment.

Notify supervisor of any resident safety issues.

Interact positively with residents to maintain good communication and resident relations.

Secondary Duties and Responsibilities

Accurately complete paperwork such as service requests and timesheets.

Communicate with management about maintenance needs and tenant issues.

Supervisory Relationships The Groundskeeper reports to the Property Manager and does not supervise other employees.

Qualifications Education and Experience: Some experience in housekeeping, caretaking, or janitorial work preferred.

Language Skills: Ability to understand written and verbal directions, read and follow safety information for cleaning supplies.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure.

Reasoning Ability: Needs to assess a situation based on available data and make timely, appropriate decisions.

Other Skills/Abilities: Self‑motivation, ability to work independently, follow oral and written instructions, prioritize tasks, attention to detail.

Punctuality and Attendance: Regular attendance, reliability, and punctuality. Must be available evenings, weekends, and at the beginning/end of month for turnovers.

Working Conditions: Work in indoor and outdoor settings, inclement weather, moderate noise level.

Physical Demands: Regularly stand, walk, sit, stoop, kneel, crouch, crawl, climb stairs, talk or hear; often lift or move up to 50 pounds; push/pull heavy items. Vision requirements: close, distance, depth perception. Possible exposure to former residents’ sanitation conditions, insects, rodents.
