Job Description Summary Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal, while providing support to the service team members.

Essential Responsibilities

Inspect the community throughout the day to remove litter, debris, and pet droppings, ensuring all common areas and amenities remain neat.

Remove trash and items from vacant apartments before make‑ready, transfer to dumpster or storage, and keep storage areas clean.

Complete assigned minor and routine service requests as directed by the Service Supervisor or Community Manager; assist the make‑ready specialist in the turn process.

Change all locks according to property policy and ensure gates to all pool areas operate safely.

Distribute notices and communications to residents as necessary.

Inform supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.

Demonstrate customer‑service skills by treating residents and others respectfully, answering questions, and responding sensitively to complaints about maintenance services.

Comply with Greystar’s safety and risk‑management policies by attending safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.

Required Licenses or Certifications

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Travel may be required to assist other properties, attend training, or business meetings.

Work a flexible schedule, including evening, weekend, and holiday calls.

Compensation The hourly rate for this position is $17.00 – $19.00.

Additional Compensation Many factors determine employee pay within the posted range, including business requirements, prior experience, current skills, and geographic location.

Corporate positions: Eligible for a quarterly or annual bonus based on individual and company performance.

Onsite property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
