Hispanic Housing Development Corporation (HHDC) is seeking an experienced maintenance professional to serve two developments in East Chicago, IN. This position is responsible for keeping exteriors, common areas, vacant units, sidewalks, and alleyways of the property clean and safe. The janitor will also assist in emergency responses and basic maintenance when required.
Essential Job Functions
Cleans all hallways, public areas, vacant apartments, parking areas, sidewalks, alleyways, and on‑site management offices.
Maintains exterior cleanliness and presentation of the property, including lawn care, window washing, snow removal, leaf blowing, trash pickup, and sanitation.
Uses ladders to dust, wash walls, clean ceilings, polish light fixtures, and replace blinds.
Performs light maintenance, including appliance and plumbing troubleshooting.
Assists in inventory control of all janitorial equipment and supplies.
Assists with painting as directed.
Replaces burnt‑out light bulbs and batteries in smoke detectors.
Checks locks while working in specific areas.
Reports maintenance problems immediately.
Notifies the Head or Assistant Head Janitor when extra garbage pickups or abandoned furniture removal are needed.
Ensures proper use of equipment, safety procedures and equipment in accordance with OSHA and HHDC standards.
Transports equipment to various properties.
Notifies concerns to immediate supervisors.
Assists on other properties as needed.
Performs other duties as assigned.
Nonessential Job Functions
Available to respond to emergency calls.
Familiar with power, water, and gas turnoffs, fire extinguishers, and fire systems.
Knows emergency numbers.
Attends staff and/or resident meetings as required.
Assists with miscellaneous social program activities (set‑up, pick‑ups, clean‑ups).
Performs other duties as assigned.
Supervisory Responsibilities This position has no supervisory duties.
Working Environment The janitor performs work in a residential apartment setting. While responsible primarily for public areas, they may encounter tenants and occasionally handle difficult people with calmness, diplomacy, and good social skills. The role experiences interruptions and shifting priorities. The janitor must be willing and able to work outdoors and indoors in cold, hot, wet, humid, smelly, dirty, and clean environments including garden, alley, parking lots, basement, roof, and office areas.
Physical Demands The work environment requires standing, walking, using hands and reaching with hands and arms, lifting, bending, squatting, climbing, and crawling repeatedly throughout the day. The employee must lift and/or move up to 50 pounds on a regular basis. The position involves use of hand and power tools, chemicals, and paints. Regular, predictable attendance and punctuality are essential. The employee must work scheduled hours, including occasional evening and weekend work.
Minimum Qualifications
High school education or equivalent.
Full‑time janitorial experience.
Certificate of Training Program completion preferred; must maintain union certifications as required.
UPCS Inspections certification a plus.
Ability to lift 50 pounds.
Good safety habits and ability to work safely with cleaning supplies.
Highly organized.
Multitasking, self‑motivated skills.
Ability to work with lawn machinery and power tools.
Plumbing and mechanical aptitude.
Sensitive to diverse cultures and excellent customer service skills.
Bilingual in English/Spanish may be required depending on resident demographics.
Provide own hand tools.
Vehicle, insurance, and safe driving record.
Willing to travel to various locations if needed.
