About the Porter Position Responsible for the meticulous upkeep of the grounds, amenities, building exteriors, leasing office, tour path, parking lots, and other areas of the assigned property, maximizing the property’s marketing appeal with the highest level of customer satisfaction.

Remove trash and other debris from office areas and property perimeter daily.

Assist in the preparation of market‑ready units.

Pressure wash exterior buildings, sidewalks, etc.

Assist with property emergencies such as snow removal, inclement weather emergencies, fires, and floods.

Clean available apartments and/or model homes and common areas of the community as directed.

Address property maintenance concerns related to inclement weather conditions.

Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interacting courteously and professionally with current and potential residents at all times.

Preserve and respect applicant and resident confidentiality.

Foster a positive, active, and collaborative relationship with residents, other properties, and associated agencies.

Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties.

Other duties as assigned.

Education and Experience

High school diploma or equivalent is required.

Skills and Requirements

Ability to read, write, and understand English.

Ability to use general office equipment.

Excellent customer service and interpersonal skills.

Strong organizational and time-management skills.

Ability to cope with and defuse situations involving angry or difficult people.

Ability to maintain confidentiality.

Must maintain professional appearance and comply with prescribed uniform policy.

Must maintain a valid driver’s license, clean driving record, and current auto insurance.

Must comply with all safety requirements.

Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Ability to shovel snow, apply ice melt, and operate a commercial snow blower.
