Assistant Community Manager

Responsibilities
Assist the Property Manager in ensuring compliance with HUD Accommodation and Housing Condition Regulation 4350.3.
Execute intervention strategies for tenants who are non‑compliant with lease and compliance requirements.
Help prepare the property for REAC reviews, EHS violations clearance, Management and Occupancy Reviews, Investor Site Reviews, LIHTC reviews, and perform annual and interim recertification reviews.
Document lease violations and coordinate evictions.
Promote resident satisfaction and retention by responding to questions, complaints and requests promptly.
Ensure that maintenance staff respond to and complete resident service requests.
Assist tenants with requests, questions, problems and complaints.
Alert staff of move‑ins, move‑outs and any emergencies.
Provide excellent customer service and maintain a courteous and professional attitude toward all residents and visitors.
Track arrears and follow up with tenants as per company policy.
Oversee the lease renewal program to maintain an appropriate retention rate.
Work with the legal team to track the status of rent payments.
Oversee accounting transactions and ensure all rents are collected, posted and deposited daily.
Create purchase orders in Yardi.
Answer phone calls, messages and emails promptly, never exceeding 24 hours.
Perform or assist with other operations as required to maintain workflow and meet schedules.
Perform other duties as needed.

Qualifications
Two (2) years of experience in affordable housing leasing or property management.
Knowledge of the local residential market.
Experience with EIV and Yardi.
Proficiency in Microsoft Office Suite.
Strong written and verbal communication skills.
Excellent customer‑service skills.
Ability to learn and work with property‑management applications.
Quick learner with a positive attitude.
