Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. This role plays a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. The Assistant Community Manager manages all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager. As an onsite leader, the Assistant Community Manager supervises all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities Financial Management

Responsible for posting all payments and income received from applicants, current residents, and non-current residents accurately, timely, and efficiently.

Responsible for processing and reconciling daily account receivables.

Monitor and follow up on bad debt, preparing late notices, contacting residents and guarantors, and filing evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income.

Post all charges to resident and non-current resident accounts, including bill back of utilities where applicable.

Manage all end‑of‑the‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files to ensure accuracy.

Walk units, post all move‑out charges, statements, and security deposit refunds.

Personnel Management

Regular/daily onsite attendance is required.

Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.

Ensure staff effectiveness through ongoing training, coaching, and counseling.

Promote harmony and quality job performance of staff through support and effective leadership.

Ensure compliance with Company policies and procedures.

Strategic leasing management, ensuring effective techniques in obtaining closures, follow‑up procedures, signing/documentation of leases, and accurate reporting.

Implement marketing strategies and systems as defined by the annual marketing plan.

Deal with resident complaints, concerns, and requests to ensure resident satisfaction.

Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).

Effectively show, lease, and move in prospective residents.

Administrative Management

Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.

Maintain property appearance and ensure repairs are noted and completed on a timely basis (requires regular property inspections and tours).

Assist in supervising all business functions related to operations.

Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, dealing with inadequate service, etc.).

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Ability to understand and perform all onsite software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others, repeat motions of wrists, hands, and/or fingers, and assess the accuracy, neatness, and thoroughness of work assigned.

Frequently required to move about to accomplish tasks or move from one worksite to another.

Occasionally required to ascend/descend ladders, stairs, scaffolding, ladders, step stools, and other equipment, move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, work overtime, weekends, night hours (emergencies), work in small and/or enclosed spaces, traverse flat and non-flat terrain, work in extreme temperatures, work in outdoor environments such as precipitation and wind, and exposed to hazardous chemicals.

Salary Range $21 per hour to $23 per hour
