General Definition of Work

Performs work participating in electrical and plumbing maintenance and repair, and other work as apparent or assigned.

This position reports to the Property Manager.

Limited supervision is exercised over assigned work group.

Essential Functions

Perform routine structural, plumbing, appliance, and electrical maintenance assignments to repair apartment units.

Operate a standard motor vehicle to transport equipment and tools.

Clean and paint units as needed.

Make repairs and replacements to prepare apartments for new tenants.

Perform routine grounds maintenance assignments.

Process standard work documents, such as work orders.

Keep buildings clean and orderly; sweep, mop, clean and wax floors; dust, clean and polish woodwork and furniture; clean windows and glass surfaces; move furniture and equipment, dispose of trash and debris; clean offices, community rooms, common areas, sidewalks, parking lots, and related areas as a member of the property maintenance team.

Perform related manual laboring tasks such as moving furniture to assist with tenant evictions, sweeping floors, washing windows and cleaning vacant housing units, etc.

Change spark plugs, oil and oil filters on small tractors and lawn mowers; perform routine custodial duties and tasks, including changing light bulbs; perform general landscape, lawn maintenance and snow removal.

Work in a weekly on-call rotation with other Maintenance Technicians at the assigned work location and overtime and on-call as necessary during inclement weather situations.

Minimum Qualifications

High School Diploma or GED, and moderate years of experience in Electrical, Plumbing or Carpentry, or a combination of equivalent education and experience.

Preferred Qualifications

Vocational training in general maintenance, construction or mechanics.

One to two years of progressively responsible apartment maintenance experience.

Special Qualifications

Must successfully pass the Uniform Physical Condition Standards (UPCS) certification test, in no more than two attempts, within twelve (12) months of employment.

Must complete the Fair Housing Training certification within twelve (12) months of employment and yearly thereafter.

Must complete the Maintenance Technician Training offered through Arnold Burton within the first year of employment or provide relevant certifications and vocational courses to perform these skill.

Valid state identification or driver's license in the Commonwealth of Virginia.
