Job Description Oversees and completes preventative maintenance and special projects, keeping proper documentation for completion rates and time‑frames, oversees and performs contracted services, and represents Plant Operations at safety committees, quality improvement initiatives, construction projects, and staff meetings as appropriate. Has working knowledge of heating, ventilating, and air conditioning (HVAC) systems associated with hospitals and health‑care facilities, including chillers, circulating water pumps, air handling units, exhaust fans, and supply fans. Thorough knowledge of variable and constant air‑volume terminal units and experience in testing and calibrating pneumatic and direct digital controls.

Responsibilities Team

Represents Plant Operations at safety committee, quality improvement initiative, construction projects, staff meetings as appropriate.

Uses helpers wisely and productively.

Adjusts personal schedule when requested to meet department/unit needs.

Utilizes time to accomplish work efficiently.

Service

Maintains, repairs, installs, calibrates, lubricates, and adjusts all types of plant equipment including heating, ventilating, air conditioning, and refrigeration equipment.

Maintains and repairs boilers and associated support equipment and controls.

Conducts inspections of facilities equipment and services.

Responsible for implementing customer contracts.

Oversees and performs contracted services.

Responsible for implementing Equipment Management Plan.

Evaluates and prioritizes unscheduled requests against scheduled requests.

Completes unscheduled requests within 36 hours of receipt.

Contacts vendors to complete contracted PMs, oversees vendor performance and monitors completion per manufacturer specifications.

Communicates with customer regarding equipment status and proper operation.

Communicates to customer and supervisors about service needs not included in contract.

Schedules moving of supplies, furniture, equipment to avoid interrupting scheduled events.

Adheres to hospital policy on Paid Time Off and Extended Illness Time usage.

Conforms to regulatory, customer and organizational requirements.

Operates equipment and performs job‑related duties safely.

Responds appropriately to fire, safety, and disaster situations.

Quality

Maintains equipment to maximize performance and protect usable life.

Conducts repairs and preventive maintenance tasks on all HVAC and related ancillary equipment in the physical plant in a safe and proper manner, in accordance with EOC and department policies and procedures.

Maintains logs of daily readings as required.

Ensures accuracy of equipment inventory, including tagging, initial inspection, additions and deletions.

Maintains proper placement of tools, trash, and scrap material immediately after project completion.

Paint assignments completed neatly and promptly.

Identifies and implements quality improvement efforts.

Ensures no patient discomfort or downtime of essential equipment.

Reports to work on time; reports tardiness when necessary.

Maintains a professional appearance at all times.

Uses Personal Protective Equipment (PPE) appropriately.

Stewardship

Provides feedback to management on sales opportunities.

Creatively seeks new opportunities to increase productivity without increasing costs.

Continually looks for cost savings and enhancement opportunities for the hospital and department.

Attends all required mandatory educational sessions.

Assumes personal responsibility for ongoing continuing education and professional development.

Accepts additional work assignments as assigned by supervisor.

Qualifications

Over 8 years of experience in comprehensive HVAC system management, including building management systems and HVAC requirements for operating rooms and other treatment areas.

High school diploma or its equivalent.

Ability to analyze HVAC systems to identify and correct problems; knowledge to test and balance air handlers, pumps and fans, and system components (terminal units with pneumatic or direct digital controls).

AutoCAD / technical drafting proficiency.

LA driver’s license.

Work‑day knowledge of HVAC documentation, preventive maintenance documentation, and equipment inventory.
