Job Summary

The Lead Engineer is responsible for continuous peak performance of building operations and leads a small team of engineers who deliver service to tenants, maintain systems and equipment, oversee contract services, and support the work of other departments.

In the temporary absence of an engineering superior in the chain of command or the temporary vacancy of that position, the Lead Engineer may be called upon to perform selected tasks ordinarily assigned to the engineering superior, subject to the Lead Engineer’s qualifications.

The Lead Engineer may be required to make sound operational decisions and take action without direction from others, as required by certain non-routine situations and established by the stated policy of the Lead Engineer’s supervisor.

A successful lead engineer models leadership by example and can influence others by communicating clearly and effectively. The most outstanding lead engineers are distinguished by the extent to which their actions preserve the value and useful life of building systems and equipment and create a safe and comfortable environment for tenants.

Qualifications

A high school diploma or GED. A degree from an accredited trade school in HVAC, electronics, or other industry-related trade is advantageous. Completion of trade-related technical training in the US Armed Forces is equivalent to a trade school degree. At least 2 years’ experience in a supervisory or leadership position or a history of assuming leadership when assigned team projects, helping and teaching others, and accepting responsibilities for results. At least 5 years’ experience in the maintenance of a commercial property or facility or an equivalent combination of education, training, and experience that provides the attributes necessary to perform the Lead Engineer job successfully. Equivalent union training and certification are also acceptable.

Essential Job Functions

Assists the Assistant Chief Engineer or other supervisor in ensuring good condition and continuous operation of building systems and equipment, including fire/life safety, mechanical, electrical, cabling, communication, and critical environments. Oversight duties include property inspection, preventive maintenance, and compliance with company policies. Provides advice and support for building construction, tenant improvements, and rooftop equipment installation and maintenance. Assists the supervisor in developing and executing operating budgets, preparing financial reports, and forecasting capital improvement needs. Assists in conducting safety training for employees. Identifies and remediates safety hazards. Works with tenants and motivates the engineering team to ensure a continuously high level of tenant satisfaction with building maintenance and tenant service needs.

Important Job Functions

Performs other related duties as assigned.

Material And Equipment Used

Ladders, lifts, hand tools, multi-meter amp probe, anemometer (airflow meter and hood), pressure gauges, drain auger, safety goggles, ear protection, and fire extinguisher.

Knowledge, Skills, And Abilities

Demonstrated expertise and successful performance in the following duties and demands of the job:

In-depth knowledge of mechanical, electrical, and plumbing systems. Experience in operating chillers, generators, switchgear, pumps, and air handling units preferred. Able to troubleshoot, diagnose, and repair HVAC units for Commercial Class A buildings. Advanced-level knowledge of fire and life safety systems. Proficiency in the use of computer applications, including Microsoft Excel, Word, and Outlook Written and oral communication. Efficiently managing workload by establishing objectives, setting priorities, and meeting deadlines. Adapting with composure to the changing conditions of a fluid environment. Proficiency in all assigned responsibilities within six months.
