The Director of Sales and Marketing is responsible for the development and implementation of sales and marketing strategy for a two-campus Life Plan Community/Continuing Care Retirement Community that supports a population of over 1,200 residents, consisting of independent living campuses and licensed health care facilities. Incumbent develops and nurtures relationships with qualified referral sources, drives customer engagement, and coordinates public relations events aimed at increasing Blue Skies of Texas brand awareness, generating leads and sales, and fostering a positive presence within the community.
What You Will Do In This Role
Develops and implements a sales/marketing plan with measurable outcomes defining overall strategy, occupancy and sales goals, positioning in the market and the tactics to be used to achieve stated goals. Integrates and manages the Residency Application and Admissions programs, coordinating with Operations to ensure successful transition of new residents into the community. Oversees the execution of media, direct mail, and social media strategies, including creation and placement of advertising materials such as electronic and print media ads, media selection and contracting for media ads and materials prepared by commercial agencies, messaging and format of direct mail, purchase of mailing list, and use of database for mailing; manages distribution of community marketing videos including format and platforms. Recruits, coaches, and trains sales counselors, which includes establishing measurable and attainable sales goals; tracks outcomes, identifies positive and negative trends and holds team members accountable. Provide direct supervision and guidance to the Marketing Associate, specifically with social media and special project responsibilities to support overall sales and marketing objectives. Oversees development and publishing of promotional materials for independent living and health care facilities, including annual update of the schedule of fees, floor plans, direct mailings and social media platforms and related items, as well as documentation required by State information disclosure law. Track and report on key performance metrics. Initiates marketing programs and events such as resident networking, telemarketing, promotional programs and group displays; actively engages with, provides tours for and conducts informational briefings at gatherings of organizations comprised of members eligible for residency. Directs maintenance of current resident marketing files and computer database of potential future residents who have made an initial deposit toward residency, as well as prospect listings and the lead follow-up system. Aggressively assists with sales and closings for prospects; prepares monthly written reports evaluating the effectiveness of sales goals and progress, including gap analysis with executable action plans. Interfaces with the Board of Directors; addresses marketing and policy issues, requests for waivers of eligibility rules, application and implementation of admissions eligibility criteria. Drafts and coordinates Residency and Care Agreements and other contracts used for marketing operations, in conjunction with the Director of Compliance and Chief Financial Officer. Partners with Capital Projects staff to develop and execute action plans to assure that living units are ready for occupancy before the arrival of new residents. Manages Waiting List systems for prospective entries into the communities, including a communication plan with prospective residents on the Wait List. Develops and coordinates internal policies and plans of action pertaining to events that impact campus occupancy such as in-house moves, changes in resident marital status, transition into and thru the Health Care Operations continuum of care, contract terminations and deaths. Advises prospective residents of contractual provisions, policies, and the admissions process; orchestrates new resident welcoming and orientation processing with Directors and Resident Services teams at both communities. Maintains, mines, and analyzes marketing and admissions statistical data to proactively identify positive and negative trends, implement identified best practices, benchmark progress within the industry and take other action, as appropriate. Draft annual sales and marketing budget. In conjunction with the Chief Operating Officer and Director of Capital Projects, participates in planning, designing, budgeting, and scheduling of new residential construction, repair and renovation of existing units. Chairs the weekly Marketing meeting and attends the weekly Senior Staff meeting. Performs other duties as assigned by Supervisor.
Qualifications
Certifications/Qualifications:
Required: Bachelor’s degree in Sales, Marketing, Business Administration, or a field related to the management of a retirement community. Minimum five years of experience in a leadership capacity in sales/marketing positions of increasing responsibility. Possess basic tactical and strategic knowledge of sales/marketing operations with respect to occupancy of living facilities in a residence community. Required: Working knowledge of basic office equipment and machinery and computer skills, to include the Microsoft Office suite of products (Word, Excel, PowerPoint, Access, and Publisher). Training will be provided to familiarize incumbent with work-related equipment to ensure safety and proper operation during use Required: Possess a current, valid Texas driver’s license with a good driving record and remain insurable by Blue Skies carriers. Preferred: Direct experience in sales/marketing for a retirement community. Preferred: Evidence of continuing education on the latest trends in senior living marketing and sales is highly encouraged
Work Schedule:
Core work hours are from 8:00 am to 5:00 pm, Monday through Friday; however, special projects, assignments, promotional events, or extended travel may require working additional hours to include evenings, weekends, and holidays.
Work Location:
Primary office is located on the Blue Skies West campus; however, frequent same-day travel between the two campuses, in the greater San Antonio area and to marketing events outside the State is an essential part of the job.
In 1970, the first of our two campuses opened in San Antonio. Air Force Village I was followed in 1987 by Air Force Village II. For decades, our campuses created a community for officers of the armed forces - a retirement lifestyle rich with camaraderie and the shared common bond. We began by providing support to the widows of those who have served, and that legacy continues. In 2014, we expanded our eligibility to embrace a wider range of retired seniors, including those from civilian careers. With this change, a new name - Blue Skies of Texas - was added, and the campuses were renamed Blue Skies East and Blue Skies West. Continuing to offer modern residences and a range of senior-focused services and amenities, the Air Force Village legacy we cherish carries forward in Blue Skies of Texas.
