Job Title: Building Maintenance Technician We are seeking a proactive and skilled Building Maintenance Technician to manage maintenance operations for a 200-unit college student apartment complex. This role requires strong mechanical aptitude, HVAC knowledge, and the ability to troubleshoot and repair appliances. The ideal candidate is organized, self-sufficient, and tech-savvy, with excellent time management skills.

Responsibilities

Perform electrical and mechanical repairs on appliances (such as dishwashers) and building systems.

Diagnose and resolve HVAC issues and maintain seasonal readiness, including filter changes.

Handle plumbing tasks, including addressing recurring issues and communicating with tenants.

Complete general maintenance duties, including carpet cleaning, painting, leaf blowing, snow removal, and facility cleanup.

Monitor weather conditions proactively for snow removal and seasonal preparation of outdoor areas.

Use maintenance software (AppFolio) to manage work orders, track time, and log requests.

Communicate with tenants for troubleshooting after hours; minimal on‑call responsibilities (30–50 times/year).

Track recurring maintenance issues and elevate when necessary.

Utilize Excel and Google Drive for project tracking and reporting.

Occasionally run errands for parts or supplies.

Essential Skills

Strong mechanical and HVAC experience.

Ability to diagnose and repair appliances and building systems.

Proficiency with technology and maintenance software (AppFolio experience preferred).

Skilled in Excel and Google Drive for documentation and reporting.

Excellent time management and organizational skills.

Ability to prioritize tasks and work independently.

Strong communication skills for tenant interaction and troubleshooting.

Additional Skills & Qualifications

Previous experience in property maintenance or multi‑unit housing is preferred.

Familiarity with proactive maintenance strategies and seasonal preparation.

Job Type & Location This is a Contract to Hire position based out of Fargo, ND.

Pay and Benefits The pay range for this position is $22.00 - $32.00/hr.
