Full‑time position. The Maintenance Technician is responsible for performing repairs, troubleshooting, and carrying out preventative maintenance on assigned property/properties. This includes maintaining and improving the condition of property grounds and buildings and the timely completion of work orders. The role will split time between two sites: Sicklerville, NJ and Mantua, NJ.
Key Job Responsibilities
Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance
Restores vacated apartments to move‑in condition for new residents
Conducts maintenance‑related inspections, including building and alarm systems
Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces
Completes janitorial requirements in accordance with the janitorial schedule
Responds to on‑call emergencies on weekends, evenings, and holidays—resolves as circumstances warrant
Patrols property daily to identify areas in need of cleaning and completes required work—removes trash/debris from property grounds and common areas, keeps the dumpster area clean, and vacuums, sweeps and mops common areas
Walks the grounds and common areas daily; removes litter and debris from lawns, planting beds, areas, sidewalks, ramps, and indoor spaces
Requirements – Knowledge, Skills, and Abilities
High school diploma or GED requiredli>
Minimum of two years of maintenance or construction experience
One year of experience as a full‑charge residential maintenance technician preferred
One year of introductory supervisory experience and above‑average motivation preferred
Knowledge of OSHA rules and regulations preferred
EPA certification preferred
HVAC certification preferred
Must be able to work a flex schedule and be on‑call for emergencies on weekends, evenings, and holidays
Requires the ability to read, speak and comprehend the English language
Proficiency in performing plumbing, electrical and machinery repair
Ability to follow direction and work independently
Advanced troubleshooting and problem‑solving skills
Ability to work in a fast‑paced, action‑oriented environment
Additional Requirements
Must have hand tools
ANSI approved steel‑toe shoes/composite
Must have a valid Driver’s License
Must have reliable transportationWilling to assist with other properties within the portfolio and surrounding portfolios as needed
Willing to travel up to 10‑20% of the time
