The Leasing Manager is responsible for overseeing all aspects of leasing and marketing at the property, working closely with the Community Manager to set leasing goals and develop strategic marketing plans to achieve budgeted occupancy. This role leads a leasing team, manages resident relations, and ensures effective leasing and marketing operations. Essential Duties & Responsibilities

Strategic leasing management: develop and execute a marketing plan to achieve occupancy targets. Daily on‑site attendance required. Ensure leasing techniques are effective, including closing procedures, documentation, and accurate reporting. Audit lease files to ensure compliance with policies and procedures. Handle resident complaints and requests to maintain satisfaction. Develop and implement resident retention programs. Show, lease, and move in prospective residents. Assist in developing the annual marketing budget and plans. Implement marketing campaigns and outreach to generate traffic. Monitor leasing and renewal progress, providing support where needed. Supervise planning and execution of leasing and renewal events as approved by the Community Manager. Maintain thorough product knowledge and complete weekly market survey reports. Use established sales and marketing strategies to increase property traffic and achieve occupancy. Assist the Community Manager with hiring, training, coaching, and developing on‑site staff. Promote staff harmony and quality performance through support and leadership. Ensure staff compliance with company policies and procedures. Manage customer service requests and monitor maintenance turnaround. Maintain property appearance and complete repairs on a timely basis. Assist with supervision of all business functions related to operations. Plan and utilize property resources, equipment, and supplies economically. Education & Experience

High School Diploma or equivalent; Bachelor’s degree preferred; one year’s experience in the housing industry. Basic computer skills required with ability to perform all on‑site software functions. Must understand Fair Housing Laws and OSHA requirements. Physical Requirements

Regularly required to remain in stationary, standing, or sitting positions for prolonged periods. Frequently required to ascend/descend ladders, stairs, ramps, and move between work sites. Occasionally required to move objects up to 25 lbs, lift and place objects, operate machinery or power tools, and work in various environments including overhead, confined spaces, and exposure to hazardous chemicals. Salary Range

$19 per hour to $19 per hour
