Leasing Consultant – Affordable Housing - Bilingual Location:

8600 North Lamar Boulevard, Travis County, Austin, TX 78753

Compensation:

$20–$24 Per Hour (Depending On Experience)

Position Summary We are seeking a dynamic, detail-oriented, and customer-focused Leasing Consultant to join our team at one of our affordable housing communities. In this role, you will support occupancy goals through exceptional leasing performance, compliance with affordable housing guidelines (HUD, LIHTC, Section 8), and excellent resident service.

Essential Functions Leasing & Sales

Serve as the first point of contact for prospective residents; provide information on availability, pricing, and community features

Conduct property tours, showcasing units and amenities while explaining affordable housing program eligibility and options

Assist applicants with completing leasing paperwork and guide them through eligibility verification processes

Maintain leasing pipeline by following up with leads, scheduling tours, and meeting occupancy goals

Stay knowledgeable about floor plans, unit availability, market trends, and competitive properties

Affordable Housing Compliance

Ensure all leasing practices follow applicable regulations including HUD, LIHTC, and Section 8 guidelines

Process income certifications, recertifications, and other resident documentation for compliance

Remain informed of changes in housing program rules and ensure proper communication with residents and applicants

Collaborate with the compliance team and management to pass audits and program reviews

Resident Relations

Serve as a resource for current residents, addressing questions about lease terms, renewals, and policies

Assist in resident retention initiatives, including coordinating renewal offers and promoting community engagement

Foster a positive resident experience through professional, respectful, and timely communication

Administrative Support

Maintain accurate documentation of leasing activities, resident records, certifications, and communications

Utilize property management software to manage applications, generate reports, and update leasing data

Support marketing efforts through online ads, social media content, and outreach material distribution

Team Collaboration

Partner with the Property Manager and leasing team to achieve property leasing goals

Participate in property inspections, audits, and compliance activities

Contribute to team meetings and share insights on occupancy trends, marketing strategies, and resident feedback

Qualifications Experience

1–2 years of leasing, sales, or customer service experience; affordable housing experience strongly preferred

Working knowledge of HUD, LIHTC, and/or Section 8 programs and tenant eligibility guidelines

Education

High school diploma or equivalent required

Associate’s or Bachelor’s degree in a related field is preferred

Skills

Bilingual in English and Spanish Preferred

Strong understanding of affordable housing compliance and fair housing laws

Proficiency in property management systems (e.g., Yardi, OneSite, or similar)

Strong organization, time management, and communication skills

Ability to multitask and thrive in a fast-paced, resident-facing environment

Work Environment & Physical Requirements This position requires frequent interaction with residents, prospects, and team members in both office and property settings. You must be able to:

Sit or stand for extended periods of time

Walk throughout the property for tours, inspections, and outreach

Use computers and standard office equipment for documentation and communication

Work in varying indoor and outdoor environments as required

Occasionally lift or carry items (up to 25 lbs.) related to promotional or marketing materials

Maintain excellent attendance and punctuality
