Residential Facilities Manager
Campus Apartments
has been providing student housing since 1958 and seeks an experienced Residential Facilities Manager to oversee the physical and mechanical upkeep of our properties. This role reports to the General Manager and involves a mix of hands‑on maintenance and staff management, ensuring a safe, clean, and well‑operated living environment for our residents.
Responsibilities:
Painting and cleaning of the property (internal and external)
Maintenance work, including mechanical tasks, code work, fire alarm checks, and capital improvement projects completed in‑house
Schedule all capital improvement projects and apartment work
Set project scope, obtain bids, verify contractors, submit improvements for approval when done with outside contractors
Repair appliances (refrigerators, stoves, dishwashers, etc.) and obtain prices/quotes when necessary
Repair and maintain boiler machinery, completing monthly inspection reports
Snow removal where applicable
Order pool supplies and ensure proper pool maintenance where applicable
Maintain good tenant relations and report potential or existing problems to the General Manager
Manage night and weekend maintenance staff, including bus drivers where applicable
Ensure work orders are completed in a timely, professional, and courteous manner
Hire and terminate maintenance staff in cooperation with the General Manager (cleaners, painters, grounds people, courtesy officers, etc.)
Submit accurate and timely payroll for maintenance staff
Collaborate daily with the General Manager for scheduling, budgeting, and planning
Qualifications:
High school diploma (additional education preferred)
HVAC certification
Electrical certification (commercial and residential)
Universal certification obtained within one year of hire
Valid driver’s license and current automobile insurance
Licensed pool operator if the community maintains a pool
Minimum of two years supervisory experience preferred
Excellent customer service skills
Strong interpersonal skills and clear communication abilities

Salary: $45,000.00 - $50,000.00
