Tiello is partnered with a leading national exterior building services contractor, specializing in façade restoration, waterproofing, and large-building envelope projects. The Mid-Atlantic region is a critical growth market generating over $75–100 million annually with significant expansion potential across multifamily, government, commercial/industrial, hospitality, healthcare, education, and senior living sectors.
Role Summary:
This role exists to backfill and expand the team due to growth and planned retirements. The Owner Direct Business Development Manager will strategically develop new customer relationships while strengthening underperforming accounts. This is a hybrid hunter/gatherer and farmer role, responsible for identifying opportunities, nurturing prospects, and securing high-value owner-direct projects in the DMV region.
Project Type:
Exterior façade restoration, waterproofing, and building envelope services for multifamily, commercial, government, industrial, and emerging sectors.
Job Responsibilities:
Identify and develop strategic relationships with owners, property managers, and consulting engineers.
Build a robust pipeline through direct outbound prospecting, networking, and qualifying inbound leads.
Implement outreach campaigns, attend events, and represent the company at industry functions.
Develop and execute pursuit plans for targeted market segments and accounts.
Maintain a deep understanding of service offerings and communicate the company’s value proposition clearly.
Manage longer sales cycles (90–365 days) and average deal sizes of $150K–$200K.
Nurture prospects through site visits, presentations, and entertainment efforts.
Track leads, opportunities, and pipeline activity in CRM.
Coordinate with the estimating team to prepare accurate proposals and project documentation.
Perform basic building take-offs and site visits to gather scope details.
Present proposals and assist with negotiations.
Report on sales KPIs, closed business, and pipeline development.
Perform other duties as assigned.
Qualifications/Requirements:
Must be eligible to work in the United States.
3–5 years of experience in commercial real estate services, restoration, waterproofing, or large-building exterior services.
Proven ability to manage longer sales cycles and close deals over $100K.
Strong mix of hunter and farmer sales skills — must be strategic, prepared, and able to open new doors and grow existing accounts.
Confident selling direct to owners and key decision-makers.
Strong network in multifamily, government, or commercial real estate; contacts in hospitality, healthcare, or senior living a plus.
Excellent communication, presentation, and relationship-building skills.
Proficiency in MS Office, CRM software, and proposal preparation.
Ability to read drawings/specs, visit sites, and gather scope details for estimates.
Willingness to travel throughout the DMV region.
Physical Requirements:
Prolonged periods sitting at a desk and working on a computer.
Ability to lift up to 15 pounds.
Ability to travel to client sites, events, and meetings as needed.
