Position Description BGIS is a leading provider of integrated real‑estate management services, including facilities management, project management, energy & sustainability services, strategic workplace consulting, real estate services and capital planning. Responsibilities
Identify required resources to achieve project goals
Generate preliminary assessments, technical solutions, fee proposals, presentations, studies, and general support
Serve as primary contact for project engineering staff before and during construction
Transition project management and engineer activities from design to construction phase and construction to completion phase
Communicate with the General Contractor, Engineer, Owner, and other stakeholders
Support and provide input to development strategies, goals, and objectives specific to project execution at each phase
Develop and manage project plans, schedules, and scopes of work
Define project responsibilities to senior project management team, engineering, and field staff
Document and resolve subcontractor and vendor billing issues
Assess site safety and implement actions to prevent injury to property and personnel
Ensure safety compliance of subcontractors and all on‑site personnel
Assume financial responsibility for project including accurate, timely and relevant reporting to stakeholders
Facilitate invoice payments from clients and to subcontractors
Review and approve subcontractor billing
Prepare client and subcontractor change orders
Monitor, control, and report on the financial performance of projects
Draft subcontracts and purchase agreements
Monitor and proof change issue log
Create and maintain network and hardcopy files
Prepare or supervise preparation of submittals, operation & maintenance manuals, expediting reports, change order log, RFI log, correspondence log, etc.
Assess potential job cost impacts, submit, negotiate, and track all change orders
Prepare or supervise preparation of job start and project closeout materials
Review contracts, drawings, specifications, and other resources to answer questions in a timely manner
Ensure that all material and equipment is purchased in a timely and cost‑effective manner
Evaluate bid estimates, develop cost codes, establish definitive budgets, develop manpower plan with crew leads, and daily monitor field labor progress
Take responsibility for the development and implementation of a comprehensive construction plan
Monitor progress towards goals to anticipate potential problems
Deliver accurate and timely data to support project forecasts
Develop project staffing plans to include labor, subcontractors, etc.
Act as steward of BGIS culture; communicate and influence policies and procedures
Establish and lead associated meetings
Define individual project responsibilities and accountabilities
Other duties as assigned
Minimum Education Required High School/GED
Additional Qualifications / Responsibilities
Demonstrated proficiency for all responsibilities of a Project Manager
Bachelor’s degree in construction management or engineering or equivalent work experience required
Five (5) years of experience in project management, engineering, electrical or construction required
Proficient with scheduling software: Smartsheets required
PE, CPM, LEED professional designations preferred
Advanced knowledge of Microsoft Office Suite – Word, Excel, PowerPoint, and Outlook required
Basic estimating skills required
Proficient with construction financial programs and software preferred
Demonstrates an understanding of accounting and financial management preferred
Physical Demands and Work Environment
Ability and willingness to travel regionally
Provide personal transportation for meetings and job visits away from the office; reimbursed
