Reporting to the Director of Plant Operations, the Assistant Director of Plant Operations and Maintenance is responsible for managing day-to-day maintenance operations and supervising maintenance employees across multiple campuses. The Assistant Director will maintain and update the automated preventive maintenance (PM) program and use the software to generate and assign scheduled PM work orders. The Assistant Director will also assign and coordinate the completion of unscheduled work orders as they are received. The Assistant Director will work cooperatively with all constituents of the college in all preventive and routine maintenance work, including the work of outside contractors. Job Duties
Supervise maintenance staff on the Blountville and Kingsport campuses Manage and maintain the automated preventive maintenance (PM) program, including inventory of equipment in all facilities Generate, assign, and schedule PM and unscheduled work orders for all campuses Manage, coordinate, and direct all phases of in-house construction after design phases, including the work of sub-contracted trades and the coordination of work with all NeSCC constituents Prepare bid documents and specifications to solicit bids for facilities maintenance work Maintain inventory of routine maintenance stock items such as filters, belts, lamps, ballasts, etc. Assist the Director in all aspects of Plant Operations Complete other assignments as directed by supervision Minimum Qualifications
Associate’s degree or two-year technical degree from a regionally accredited institution Five (5) years of experience in facilities maintenance Three (3) years supervisory/team leader experience Experience reading and understanding various blueprint documents Preferred Qualifications
Bachelor’s Degree from a regionally accredited institution Experience with Metasys building automation system Experience in facilities maintenance in a higher education setting Experience producing construction documents using CAD software and writing specifications for in-house construction and renovation projects Conversational ability or fluency in a second language Knowledge, Skills, and Abilities
Technology Skills: MS Office suite; digital records management systems; general operating systems and data information systems History of managing multiple projects concurrently Ability to make sound decisions independently Ability to respond to unexpected circumstances and assess conditions to make rational decisions Ability to manage in a fast-paced environment that can change quickly Familiar with building, life safety, ADA, and other codes associated with facilities maintenance Ability to effectively work with entities outside the college, such as state and local authorities, contractors, vendors, architects, engineers, etc. Ability to respond to emergencies, including after hours, on weekends, holidays, etc. Ability to occasionally work in all weather conditions, day or night For assistance regarding the job ad, application process, or application status, please contact the Office of Human Resources at 423-354-5183 or HRstaffing@northeaststate.edu.
