The Project Manager is responsible for the overall leadership and management of the project, including subcontracting, procurement, design management, client management, scheduling, documentation, meetings, reports, document control, and cost management. The Project Manager collaborates closely with the Superintendent and serves as the primary liaison with the Client, Design Team, and subcontractors.

General Listing of Job Duties and Responsibilities
Review and assist with the budget/estimate for complete understanding of the project scope and budget; establish project budget cost coding breakdown and enter in JDE.
Review all subcontractor and vendor bids and perform procurement by the de‑scoping and interviewing process in collaboration with preconstruction and the project team.
Prepare detailed scopes of work for all subcontractors and purchase orders; issue and execute formal agreements and ensure Superintendent and all staff are familiar with subcontractor work scopes.
Conduct preconstruction meetings with all subcontractors; cover project procedures, safety rules, contract documents, schedule, and quality expectations.
Develop a rolling punch list of substandard and deficient work items with the Superintendent to achieve a zero‑punch list at project completion.
Oversee the construction and renovation of pharmaceutical manufacturing facilities for API production; ensure compliance with GMP and FDA guidelines.
Coordinate with engineering teams to integrate specialized equipment and systems required for API production.
Collaborate with superiors to ensure proper project staffing and establish the overall project procedures and execution plan.
Work with Superintendent and subcontractors to prepare detailed project schedule; update schedule at least monthly and monitor critical path activities.
Establish project document control system; initiate and monitor RFIs; manage shop drawing control.
Maintain communication and documentation on project: filing system, letters, emails, meeting minutes, correspondence, reports.
Attend weekly subcontractor meetings; prepare and document minutes.
Lead Owner/Architect meetings; provide minutes and documentation.
Manage cost and profitability: change orders, internal cost coding, profitability analysis.
Approve subcontractor and vendor billings and invoices after Superintendent approval.
Prepare and submit monthly billings to Owner; monitor labor, material, and equipment costs.
Review safety program with Superintendent to ensure compliance.
Develop client relationships for repeat business; participate in business development activities.
Provide leadership in subordinates' professional development, performance evaluations, and mentoring.
Perform all closeout documentation required.
Education and Experience
Minimum of five (5) years’ experience in construction industry, with at least two (2) in Assistant Project Manager role.
Proven prior success at Assistant Project Manager level or equivalent; already operating at Project Manager I level.
Knowledge and Skill Requirements
Sound understanding of Superintendent and Senior Project Manager responsibilities.
Competent with JDE profitability forecasting and reporting.
Technology skills: planning and scheduling, cost control.
Leadership skills and management styles.
Physical Requirements
Ability to perform physical activities such as climbing, lifting, balancing, walking, handling materials.
Work in various weather conditions, including extreme heat and cold.
Stand and walk for extended periods; lift and carry up to 50 pounds.
