Community Manager Responsibilities

Oversee the entire operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial, administration & risk management. Act as on-site leader to supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns. Personnel Management: Regular/daily onsite attendance; screen, hire, train, coach, and develop on-site staff; ensure ongoing training and coaching; manage staff schedules; address performance issues with documentation and escalation to supervisor/HR; promote harmony and quality performance. Financial Management: Aim for high net operating income via cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely reconciliation of vendor invoices; complete property closeout and accurate ownership financial reports. Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies; ensure leasing techniques achieve closures; manage resident inquiries, leases, and reporting systems; implement resident retention programs. Administrative & Maintenance Management: Ensure accurate and timely administrative and leasing reporting; lead emergency response for the property; monitor customer service and maintenance turnaround; conduct regular property inspections and plan for efficient use of resources; supervise repairs and make-ready processes. Plan and direct maintenance, construction, and rehabilitation activities to ensure quality and expediency. Education/Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four years in housing industry, or 1–2 years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Ability to understand and perform all on-site software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements

While performing the duties of this job, the employee must communicate with others, perform repeated motions, assess accuracy and thoroughness, and be able to work overtime, weekends, and night hours (emergencies). The employee may remain stationary, stand or sit for prolonged periods, move between worksites, and may ascend/descend ladders, stairs, and other structures. The role may involve environmental exposure, including varying temperatures and outdoor conditions, and lifting/moving objects up to 25 lbs. Licenses/Equipment

Must have reliable transportation due to the emergency on-call requirement. Compensation & Benefits

We offer a comprehensive total rewards package, including medical, dental, vision, life, accidental and disability insurance; 401(k) with employer matching; and commission/bonuses when applicable. Full-time employees receive paid sick days and company holidays. Salary range: $80,000 to $85,000 per year.
