Bachelor’s degree in construction management or related field 5+ years experience in construction project experience specifically with HVAC and Plumbing Proficient in MS Office Word, Outlook Excel, ProCore Proficient with use of tablets, iPads and smart phones Employment Requirements
Ability to pass drug screening(s) Ability to pass background check, obtain security clearance and work on jobsites where minor children are present Ability to prove U.S. employment eligibility and provide required documentation for same Willing to travel as required Able to work extended hours, when necessary, nights and weekends Must have neat and professional appearance Primary Role
The Project Manager is responsible for all aspects of the construction project including procurement of materials and subcontractors, management of labor and the project schedule, enforcing safety policies, billing customers and following up on receivables, maintaining accurate projections of job costs, attending all job-related meetings and communicating with the Customer and Field Foreman regularly to ensure the project is completed on schedule and within budget and to the satisfaction of the customer. The roles and responsibilities of this position are as follows: Responsibilities
Project Start-Up: Attend the project turnover meeting with Estimating; work with the Field Superintendent to ensure estimated production rates are achievable; develop a schedule with correct logic and flow; provide the Foreman copies of Contract Drawings/Plans/Addendums to review; provide the Foreman a copy of Budgeted Labor Hours and Task Codes; hold a Pre-Construction meeting with the Superintendent and Foreman; set up job budget for accounting software; create Schedule of Values for project billing; review contract documents for potential cost savings; negotiate with Vendors and generate Purchase Orders and Subcontracts; request, review and forward submittals for approval. Project Implementation: Upon receipt of approved submittals, release materials and equipment to meet schedule; review contract documents and submit Requests for Information as necessary; produce and submit Change Order Proposals as necessary; visit the project to ensure work aligns with contract documents; attend meetings to ensure coordination among CSV, subcontractors, and owner representatives. Physical Requirements: Must traverse and inspect all areas of the jobsite in all weather; may require lifting up to 50 pounds; may require travel; exposure to construction site dangers; ability to perform physical labor and stand/walk for long periods. Safety Requirements: Use safe work practices; utilize PPE correctly; comply with Safety requirements set by Comfort Systems and OSHA. Seniority level
