Job Summary Location: Cleveland, OH
This position is responsible for the safe and efficient operation of all Chilled Water and associated equipment, AHU’s (Air Houses), and Cooling Units on internal customer‑owned machinery. O&M Technician 3 will assist with maintenance tasks as directed by Management, Lead O&M Technician, or the Responsible O&M Technician – Level 4 in charge. All interactions with our customer are expected to be professional and courteous while providing the services and support needed for success.
Key Accountabilities
Perform all station shift operation and maintenance, including startup and shutdown of main plant components and auxiliaries, as directed
Perform operations in accordance with established SOPs and job safety standards
Respond to abnormalities and take corrective actions consistent with established operating procedures and good engineering practice
Conduct routine tours of the plant to inspect equipment; provide feedback to management and other employees
Comply with all site safety requirements and procedures. Identify safety hazards and take corrective actions as necessary
Maintain accuracy of shift operating logs in Plantlog, records, timesheets, work orders and other administrative documents related to the plant operations
Perform routine Chilled Water System chemistry testing and make the necessary adjustments to optimize efficiency. Check daily consumption rates of chemicals, water, and other consumables; monitor inventories and initiate action to replenish when appropriate
Perform plant switching and tagging of equipment in accordance with approved procedures and prudent operations and maintenance practices
Perform mechanical inspections, troubleshooting, and maintenance tasks under direction of Management or Lead O&M Technician
Investigate plant issues, incidents, accidents, and unusual events, and provide analyses, recommendations, reports, and appropriate follow‑up plans
Active participant of the site safety team/committee
Develop, assist, and revise operations and maintenance related procedures
Perform and maintain housekeeping standards and duties
Perform routine preventive and predictive maintenance on all systems and equipment; support corrective maintenance efforts on selected equipment when properly trained, observed by the Lead O&M Technician, or supervised by Management
Perform other duties necessary to fulfill plant requirements
Display routine proficiency improvements toward becoming qualified at the next level of O&M Technician progressing until him/her have reached an O&M Technician – Level 4 position
Communicate with other company personnel on site and at other locations. Represent the company in dealing with the customers, vendors, contractors, regulators, and other non‑company personnel under the direction of Management
Willingness to work scheduled and unscheduled overtime and respond to off‑hour call‑ins
Qualifications
High school diploma or equivalent
Must possess a valid state driver’s license and have a good driving record
Basic computer skills and proficiency with MS Office applications
Ability to read and write effectively in English and to do basic mathematics
Knowledge of and experience in Standard Operating Procedures, Pre‑Job Briefs, Job Hazard Analysis, Risk Assessments and LOTO
Ability to complete site‑specific written qualification program
Knowledge of power plant safety, policies, and procedures, especially in area such as chemical handling, high energy systems, confined spaces, incipient fire suppression, first aid, rotating machinery, and heavy equipment
Preferred Qualifications
Three (3) years of power plant experience in operations and maintenance
Experience using Maximo, and Leido’s HIM controls
Ability to complete site‑specific written qualification program
Knowledge of and experience in the operation and maintenance of Refrigeration systems Water Treatment, Cooling Towers, HVAC‑AHUs
Knowledge of Chilled Water or HVAC plant mechanical equipment, including motors, pumps, fluid systems, chemical handling, water treatment systems, control systems and associated maintenance functions
Knowledge of and experience in the operation and maintenance of Centrifugal Chillers, Water Treatment, Cooling Towers, Air Houses and Gas fired equipment
Knowledge and experience removing, adding, trimming, reclaiming of refrigerants from refrigeration equipment
Troubleshooting, testing, repairing, diagnosing, replacing of parts, components, and refrigerant leaks on equipment cooling units is required
Knowledge of and ability to understand fundamental principles related to physics, mathematics, AC & DC electrical theory, heat transfer and fluid flow, thermal dynamics, and chemistry
Knowledge of and experience in the following: pipefitting, rigging, rotating machine repair, machine alignment, basic vibration analysis, and using electrical test equipment
Ability to operate valves, switches, controls, keyboards, and other devices associated with power plants
Additional Qualifications
Frequently sit, stand, or walk, climb, or balance and stoop, kneel, crouch or occasionally crawl
Talk or hear; use hands to finger, handle or feel; and constantly reach with hands and arms
Frequently lift objects of up to 50 pounds in weight and carry objects of up to 35 pounds in weight
Occasionally push or pull objects 70 pounds in weight
Work from or on ladders, lifts, and heights of greater than 20 feet
Vision requirements for this position include close, distance, color, peripheral, depth perception and the ability to adjust focus
Must be able to work in or outdoors during all seasons including wet and/or humid conditions, and extreme cold and/or heat. Employee in this classification is occasionally exposed to fumes and frequently exposed to airborne particles and vibration. Employee in this classification is frequently exposed to mechanical and electrical hazards. The noise level in the work environment is moderate to loud.
