As a Porter/Groundskeeper, you are at the forefront of maintaining a safe, clean, and attractive environment for our employees and residents. You are responsible for maintaining the interior and exterior of the property, typically focused on the community’s public spaces and amenities used by our residents, such as lobbies, hallways, stairwells, elevators, recreation areas, fountains, business centers, parking areas, and refuse areas.

The How… While prior experience in groundskeeping, janitorial or custodial positions is helpful for your success, it’s unnecessary. We will show you how to maintain the property to the company’s high standards of cleanliness. Your focus is on keeping property grounds free of trash, waste, and refuse throughout the day, maintaining landscaping and watering as needed, and performing periodic maintenance on all common areas of the property as scheduled. Your friendly and efficient approach is perfect when engaging with residents while working around the property. You are committed to creating a safe working environment for the team and a safe living environment for our residents with a safety‑first approach to everything you do.

The Details…

You will work full-time, generally Monday through Friday.

During high‑traffic holiday periods, the position is scheduled according to Company standards; the supervisor must approve schedules.

New employees accrue 40 vacation hours in the first year and earn paid sick leave per state requirements*. Eligible employees also receive holiday pay (if working) or paid holidays (if scheduled off) for six holidays each year**.

The Company provides at least 40 hours of Paid Sick Leave per year in states with no state mandate. To be eligible for holiday pay, employees must have completed 90 days of employment and worked the last scheduled day before and the first day after the holiday.

Physical Requirements

Expected work hours: 7:30 to 5:00, Monday through Friday, with occasional weekends

Travel: Occasionally, may need to drive a company‑owned or personal vehicle for business

Work environment and physical demands:

Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds

Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity

Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates

Qualifications

Treats all current and future residents with the highest level of concern and care; demonstrates a natural disposition towards personal and public safety; operates from a place of integrity, honesty, and ethics

Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled

Excellent verbal and written communication skills with the ability to write and speak clearly

Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality

Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines

Ability to function well in a fast‑paced, high‑volume environment

Basic proficiency with Microsoft Office Suite or related software

Education and Experience

A high school diploma or GED is required, and a minimum of 1 year of work experience, preferably in property management, hospitality, or other service industry environment

Prior groundskeeping, custodial, janitorial, or residential maintenance experience is preferred but not necessary

Valid driver’s license to operate company‑owned vehicles or to utilize own vehicle for work
