Position Title:Maintenance III - General Maintenance
Reports To:Director of Maintenance and Custodial Services
Status:Full-time, Monday through Friday, 12-month
FLSA Status: Non-Exempt

SUMMARY Maintenance personnel are responsible for the interior and exterior care of our facilities. The primary focus of this classification is building maintenance with grounds care being the secondary focus.
ESSENTIAL FUNCTIONS
Performs basic landscape maintenance including operating mowers and snow plows and alsoperforms routine maintenance of school-owned equipment.
Usesand maintains basic hand tools and portable equipment/tools.
Maintains the drainage system for storm and water retention.
Assists in the development of athletic field renovation and preventative maintenance schedules.
Coordinates the delivery and distribution of district furniture and equipment, including items needed for special events.
Required to operate common power tools for routine building maintenance.
Performs masonry repairs including brick, tile, block and concrete.
Maintains district playground equipment and playscapes, insuring a safe environment.
Performs basic routine maintenance in the areas of:
electrical
HVAC
Changing filters
Changing belts on exhaust fans
plumbing
Snaking drains and changing fixtures
carpentry/construction
safety/security
Assists skilled trades personnel as it relates to the above areas.
Regular, predictable attendance.
Other duties as assigned.

EDUCATION AND EXPERIENCE
High school diploma or equivalent.
LANGUAGE SKILLS
Ability to communicate effectively both verbally and in writing.
Ability to read documents such as safety rules, instructions and procedure manuals.
Ability to write simple correspondence such as work orders, schedules and memos.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions and decimals.
Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics.
REASONING ABILITY
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
Ability to deal with problems involving a few concrete variables in standardized situations.
QUALIFICATIONS/SKILLS
High school diploma.
Ability to establish and maintain effective working relationships with students, staff, peers and community.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
Have sufficient strength, agility and dexterity to perform all required tasks.
Demonstrated problem solving ability.
Ability to plan and carry out preventative maintenance measures.
Hold valid driver’s license.
Ability to operate typical snow removal equipment (plow trucks, tractors).
PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee regularly works outdoors, standing, walking and using hands and fingers to handle or feel objects, tools or controls. The employee continuously uses hand strength to grasp tools and climb on ladders. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job. The employee must frequently lift and/or move up to 50 pounds. Occasionally the employee will lift and/or move up to 75 pounds, such as building debris or fallen limbs. The employee will sometimes push and/or pull items such as lawn mowers and commercial blowers. Specific vision abilities required include close vision, distance vision and ability to adjust focus.
ENVIRONMENTAL ADAPTABILITY The work environment characteristics described herein are representative of those an employee encounters while performing the essential functions of this job.
